Job Description

POSITION TITLE
Assistant Chief Engineer
ACCOUNTABLE TO
Chief Engineer
SCOPE OF RESPONSIBILITIES
Assist chief engineer in the building's maintenance/engineering programs for the purpose of providing
a consistently safe and comfortable office environment while maintaining the property in a prudent and
profitable manner.
BASIC DUTIES AND RESPONSIBILITIES
Engineering
Responsible for the proper operation and maintenance of all HVAC, plumbing, electrical, and
environmental controls.
Assist in providing regular training of building staff in fire/life safety procedures.
Maintain building plans and operating records.
Assist chief engineer in monitoring and controlling building energy usage.
Assist chief engineer in planning and design of building modifications.
Assist chief engineer in security and control of all tools and equipment; ensure tool inventories are up
to date.
Make decisions in emergency situations.
Tenant Relations
Meet with tenants regarding HVAC, elevator, and other space problems.
Assist with tenant/owner maintenance and engineering problems in a professional and expeditious
manner.
Maintain courteous, service-oriented rapport with all tenants and colleagues.



ENERGY & ENVIRONMENTAL STEWARDSHIP
Adhere to energy management objectives by performing all duties in a manner consistent with

sound environmental stewardship/energy management practices.
Operate the building at all times in a code-compliant manner that maximizes energy efficiency

while maintaining tenant comfort and equipment reliability, strive to balance goals for energy
management with cost effectiveness.

Actively support company programs on energy management.
Work with tenants to reduce their plug load, such as turning off office equipment when not in use

and installing power management features on their computers.
Support general building services such as recycling and composting programs and other

sustainability initiatives. Encourage tenants and vendors to reduce their contribution to the non-
recyclable waste stream.


Vendor Contact
Meet with various vendors, contractors, and manufacturers regarding new products.
Oversee building confidence testing provided by outside contractor.
Assist the fire department in annual inspection and coordinate recommended repairs.
Supervision
Provide leadership to engineers day-to-day in the daily operations of the building.
Schedule and direct the work of building engineers.
Ensure that preventive maintenance schedule is kept.
Meet weekly with engineering and maintenance staff.
Budgeting
Assist chief engineer in the development of the engineering operating budgets.
Monitor expenses and document variances.
Maintain current files - vendors, contractors, source, project.
SUPERVISION EXERCISED
Supervising is exercised over eight engineers.

KNOWLEDGE AND SKILLS REQUIRED
A working knowledge of major building trades, including mechanical, electrical, HVAC and
refrigeration, as used in high-rise office buildings.
Familiarity with computer-based energy management/life safety equipment.


A basic knowledge of construction methods; acquaintance with city building codes and regulations.
Personal skills to include human relations, verbal and written communications, and work scheduling
techniques.
Maintain the highest of interpersonal skills; ability to relate well to tenants and colleagues regardless of
organizational relationships.
Willingness to respond to emergency situations at all times.

While performing the duties of this job, the employee is regularly exposed to moving mechanical parts.
The employee is frequently exposed to high, precarious places and fumes or airborne particles. The

EDUCATION AND EXPERIENCE
A minimum of five years technical experience in physical plant maintenance and engineering.
Completion of a certified program for engineering may substitute for two years’ experience.
A current State of Washington 07 Specialty Electrician License is preferred.
BENEFIT AND SALARY INFORMATION
For employees working 20 or more hours per week, the Company offers a comprehensive benefits
package that includes employer-sponsored medical, dental, and vision premiums for the employee;
Health Care and Dependent Care Flexible Spending Accounts; employer-paid life insurance, and long-
term disability insurance. The Company also provides 10 days of vacation per year in the first year of
employment with scheduled increases based on length of service and 11.5 paid holidays. Accruals and
holiday pay are pro-rated for employees working less than 40 hours per week.
The salary range for this position is $110,000 to $130,000 per year. The starting/hiring range is
$110,000 - $120,000 per year.
