Job Description
UDR, Inc. is now hiring an Asset Management Associate to join our team at our corporate office in Highlands Ranch.
GENERAL SUMMARY OF DUTIES: Focused on managing and supporting the Company’s operational financials relative to joint ventures, including operating portfolios, preferred equity, and mezzanine loan investments. Follow established policies and procedures in compliance with Generally Accepted Accounting Principles (GAAP). The position will serve as an essential link between the Company’s Transactions Team, its joint-venture partners, and other internal teams.

Essential Functions
  • Review draw requests and oversee development assets through lease-up and stabilization. Provide oversight to third-party construction representatives.
  • Prepare financial models for cash flow statements, property valuations, dispositions, recapitalizations, and financial analysis for joint-venture investments including operating communities and development projects, equity joint-ventures and preferred equity/mezzanine loan investments.
  • Work with UDR’s Operations team on the preparation, review and execution of annual joint-venture property budgets and business plans.
  • Develop strong relationships with joint-venture partners.
  • Perform ongoing risk analysis, timely risk detection and make tactical and strategic recommendations, as appropriate.
  • Manage the coordination of post-acquisition activities for joint-venture communities and integration of assets into the portfolio.
  • In-depth knowledge of joint venture documents and loan documents for senior loans, mezzanine loans, and preferred equity investments.
  • Prepare presentation materials, quarterly updates, and other ad-hoc analysis for UDR’s Executive Team and Board of Directors.
  • Perform other duties as assigned or as necessary.
  • Develop a thorough understanding of a deal’s capital structure and business plan.
  • Assist with the due diligence process for joint-venture community acquisitions.
  • Monitor loans and joint venture documents for covenant and reporting compliance.
  • Prepare monthly and quarterly reports for each of the company’s joint ventures.
Performance Requirements
  • Knowledge of organizational policies and procedures, fiscal management, and office management techniques. Ability to apply policies and procedures to solve everyday and/or complex company issues.
  • Skilled in the use of spreadsheet, relational database, and word processing software. Ability to process computer data and to format and generate reports. Performs duties that require strong comprehension, analytical, research, composition, communication, and organizational skills.
  • Ability to gather and analyze statistical data and generate reports. Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to monitor and/or maintain quality control standards. Ability to exercise initiative, problem-solving and decision-making skills. Ability to proactively recognize and implement superior customer service to internal and external customers. Must have exceedingly high organizational skills and have major focus on details.
  • Ability to operate in an entrepreneurial environment and to show initiative and self-direction. Strong analytical aptitude and research abilities are required. Ability to think conceptually and translate concepts into practical applications, solutions, and decisions. Ability to analyze data and recommend strategy. Must be flexible, innovative, and have the ability to multi-task and prioritize in a fast-paced environment.
  • Demonstrated ability to develop an in-depth understanding of company markets and identify and communicate relevant information. Knowledge and understanding of business research principles, processes, and techniques. Ability to establish priorities and coordinate work activities. A strong work ethic, attention to detail, and excellent people skills are required.
  • Perform duties that require strong comprehension, analytical, organization, considerable initiative, independent judgment, and strong communication skills. Must have the ability to manage workload, to develop efficient and effective processes that impact the entire organization, and to communicate with managers and staff at all levels of the organization. Ability to travel, when applicable.
  • Excellent verbal and written communication skills. Ability to write reports, business correspondence, and presentations. Ability to effectively present information to and respond to questions from groups of managers, associates, and the Executive Team. Ability to work in conjunction with Company managers, property management teams and associates.
  • Proficiency with MS Office especially Word, Excel, and PowerPoint. Ability to work with different data systems to pull and manipulate data. Ability to process computer data and to format and generate reports.
TYPICAL PHYSICAL DEMANDS: Some bending, stooping, and stretching. Occasionally lifting items weighing up to 30 lbs. Requires eye-hand coordination and manual dexterity sufficient to operate a keyboard, photocopier, telephone, calculator, and other office equipment. Requires normal range of hearing and eyesight to record, prepare, and communicate appropriate reports. Extensive data input and required ability to sit for long periods of time. Regular and consistent attendance on the job is an essential function.
TYPICAL WORKING CONDITIONS: Normal office environment. Occasional evening or weekend work. Occasional travel required, including overnight.
Education And Experience
  • Must have and maintain a valid driver’s license unless otherwise noted.
  • Successful demonstration of organizational skills with attention to detail, with the ability to prioritize and manage multiple projects simultaneously.
  • Bachelor’s degree from accredited institution, with preferred degree in real estate, finance, business, accounting, economics, or related area required.
  • Successful demonstration of analytical skills and proficiency in Microsoft Office Suite.
  • Minimum three plus years’ real estate/finance experience, preferably including one or more of the following: portfolio analysis, commercial real estate valuation, cash flow forecasting, acquisitions, dispositions, asset management, and debt required.

Salary Range
  • $80,000.00/yr. – $110,000.00/yr., depends on experience
Bonus Potential
  • Eligible for 10% annual bonus potential, based on personal and company performance
