Acquisitions Senior Analyst Job Summary and Highlights

The Acquisitions Senior Analyst will assist in the underwriting and acquisition of multifamily properties. This will include the creation of proformas using the Company’s financial model template to assist in analyzing opportunities for the Company to acquire multifamily real estate assets. The ideal candidate will have strong financial and written communication skills and prior multifamily acquisition experience. The ideal candidate will be able to understand and provide support for the underwriting inputs and make recommendations on whether to pursue certain acquisition targets using sound judgement.


The Acquisitions Senior Analyst will research markets, gather data, research rent and sales comps, draft investment and loan request memos, and help with the overall analysis and management of the acquisition pipeline. The Acquisitions Senior Analyst will gather, organize, review and analyze due diligence materials once a property is placed under contract. In addition to assisting with acquisitions work, the Acquisitions Senior Analyst will provide support as needed to asset management through data entry, spreadsheet creation and analysis of asset performance relative to proforma. They will also be tasked with determining the feasibility of refinancing and supplemental loans relative to future sales analysis, making supported recommendations while determining current market valuations.

The Acquisitions Senior Analyst must have advanced to expert level excel capabilities.


Primary Responsibilities:

  • Undertake new market research and create database of acquisitions targets as requested.
  • Make supported recommendations for offering price.
  • Support budgeting and forecasting for owned assets relative to proforma.
  • Review T12 and categorize into proper categories.
  • Provide in-depth research on markets where we have a deal under contract.
  • Undertake data entry, spreadsheet building and modifications to financial model as requested.
  • Enter T12 financial statement into financial model.
  • Draft offers.
  • Analyze completed financial model relative to existing financials.
  • Project real estate tax liability.
  • Make supported recommendations for income growth and expense amounts.
  • Research rent and sales comps, complete market research both on-line and through telephonic inquiries and save the results in the financial model.
  • Performs other duties as assigned.
  • Provide research and analysis for quarterly investor reports.
  • Create proformas. In so doing, the Acquisitions Senior Analyst will:
  • Obtain rent rolls and enter them into RedIQ software.
  • Collect, organize, review and analyze due diligence materials.
  • Write and/or assist in writing investment memoranda to be distributed to investors along with loan request package for prospective lenders.
  • Analyze RedIQ rent roll results and, once rent roll is in final form, enter into the financial model.


The Acquisitions Senior Analyst will work independently and as part of a team and holds a high standard of ethics, integrity, and attention to detail. In addition, they will thrive in a results-driven atmosphere where the workload will ebb and flow and will be able to take ownership of tasks with minimal supervision. Tasks will change frequently, often on short notice, so the candidate must be able to prioritize, stay organized and determine which tasks require the most immediate attention.

Experience/Education:

  • Approximately 3 years of multifamily underwriting and investment experience in the MF industry
  • BA/BS in Finance, Business or Accounting or related field.
