Highland Ventures, under the Legacy Commercial Properties brand, owns over 700 commercial properties primarily in the retail and office asset classes. With internal leasing, property management, and construction functions, Highland Ventures is focused on strategically growing its commercial real estate properties, specifically in the retail sector.


Role Summary


As a key leader in the organization, the VP of Real Estate Acquisitions & Development will report directly to the CEO and have demonstrated experience and expertise across Acquisitions, Finance, and Development.


Responsibilities Include


  • Collaborate with the Director of Construction, the leasing team, the property management team, the CFO, and many other functions within Highland Ventures
  • Create and maintain a strong real estate acquisitions and development pipeline
  • Enhance team efficiency by encouraging communication between cross-functional team members
  • Ensure all development projects are designed, financed and constructed in accordance with compliance, on time, and on budget
  • Create and manage the financial budgets and provide underwriting assumptions for multiple concurrent projects


Acquisitions


  • Negotiating and structuring acquisitions and assisting financing negotiations with lenders
  • Programming for potential projects, including full feasibility analysis, pro forma and property improvement plan creation and financing considerations
  • Identify opportunities for undervalued properties in target cities and neighborhoods, with a primary focus on unanchored strip centers
  • Overseeing business growth strategy, acquisitions and development for multi-tenant retail, standalone retail, and office markets


Development


  • Demonstrated experience with project scheduling, negotiating purchasing agreements, and negotiating leasing agreements
  • Work with the Director of Construction to mitigate cost and risk through GC negotiations and value engineering
  • Underwrite acquisition and ground-up development opportunities
  • Develop and maintain strong retail tenant partnerships for standalone development opportunities, and value-add leases into new multi-tenant builds
  • Manage relationships with cities, when necessary
  • Responsible for project financing, transaction execution, monthly reporting, project budgets and accounting oversight for multiple concurrent projects


Qualifications


  • Undergraduate Degree in Real Estate Management, or Finance required
  • Preferred experience in investment banking and/or finance
  • 5+ years experience within real estate development
  • Experience in transaction, deal-to-deal closure, acquisitions, and financial modeling
  • Track record of retail development projects
  • Experience with cross-functional and direct coordination experience of teams
  • Knowledge of state regulations and policies related to development issues
