Department/Location: Pest Control and Work Orders

Summary

The primary purpose of this position is to supervise the operations of the Pest Control and Work Order Department, including tracking and analyzing internal trends related to MPHA facilities and to address those trends.

All activities must support the Minneapolis Public Housing Authority’s ("MPHA" or "Authority") mission, vision, and values.

Essential Duties and Responsibilities

The position duties and responsibilities listed below describe the general nature and scope of work. Other responsibilities, duties and skills may be required and assigned, as needed.

  • Keeps abreast of innovations in pest prevention and controls to implement new techniques at MPHA facilities.
  • Purchases chemicals and supplies, ensuring adherence to OSHA standards and maintaining Safety Data Sheets.
  • Manages equipment and supply inventories in accordance with MPHA’s procurement requirements.
  • Becomes proficient with the Yardi Workorder system and trains MPHA staff on the workorder system, including opening, closing, running reports and the use of the mobile app.
  • Analyzes pest infestation data and develops strategies to remediate problems.
  • Educates residents, MPHA staff, and vendors, e.g., VOA and MHRC, on pest identification prevention and eradication methods, treatment, and need to report signs of pests.
  • Coordinates with contractors, including the University of Minnesota, to ensure compliance with IPM.??
  • Supervises and manages the work of the Pest Control Coordinator, Pest Control Technicians, and Work Order Coordinators.
  • Monitors the work of the Work Order and Pest Control Coordinators to ensure work orders are processed timely from initial contact to completion. Ensures record-keeping systems are updated appropriately.
  • Manages maintenance records and schedules for heat treatment equipment, generators, and vehicles.
  • Responds to all inquiries in a timely manner.
  • Coaches and trains Pest Control / Work Order staff in performing their job duties.
  • Monitors data for trends in infestation outbreaks and determines treatment methods used by the Pest Control Technicians.
  • Attends and participates in MPHA building staff or Resident Council meetings, as required.
  • Provides monthly building reports on infestation and treatment data.
  • Monitors and reviews chemical and heat treatments, follow-up inspections, and building inspections.
  • Ensures compliance with MPHA’s Integrated Pest Management Policies and Procedures (IPM).
  • Performs other related duties as assigned.

Education and/or Experience

Associate degree in public administration, business administration, or a related field and a minimum of three (3) years of experience in building management or maintenance, including a minimum of one (1) year in a supervisory capacity or demonstrated leadership skills. An equivalent combination of education and experience may be considered.

Must possess or have the ability to obtain a Minnesota Pest Control Technician License within six (6) months of employment.

Some positions may require possession of a valid driver’s license. Those positions may also require use of a personal vehicle and evidence of individual automobile insurance coverage, or the ability to be insurable under the Authority’s automobile insurance plan at the standard rate. Must pass a criminal history background check.

Technical Skills

To perform this job successfully, the employee should have strong computer skills (MS Word, Excel, and Outlook). Must have the ability to learn other computer software programs as required by assigned tasks. To perform this job successfully, the employee should be able to successfully operate a variety of applicable hand-held tools and equipment. Must have the ability to learn proper use of other tools and equipment as required by assigned tasks.

Physical Demands

To perform this job successfully, the employee may be required to travel to various Authority properties to supervise or demonstrate maintenance work. Daily movements include sitting; standing; reaching and grasping; operating handheld tools and other machinery; moving about the properties; driving an automobile; and attending onsite meetings and offsite meetings. The employee must be able to exchange information in person, in writing, and via telephone. The employee must occasionally transport up to 50 pounds.

Work Environment

This position includes an option for a voluntary hybrid telecommuting arrangement, following successful completion of the initial training program and in coordination with the supervisor. This option will be discussed during the interview process. Please note that hybrid telework arrangements are only an option when the telework location is in the State of Minnesota. The position generally works on Authority properties, which may cause the employee to experience a range in temperatures and other weather conditions. The noise level may be loud, and the environment may be more hazardous than a standard office environment. This position may be required to work with contractors as well as Authority residents.
