PURPOSE

The Senior Manager Facilities oversees the Campus Facilities scope for office, labs, manufacturing (cleanroom and non-cleanroom) and warehouse areas , located in Beaverton. The main function of this position is to manage Campus Facilities, Campus Site Services, Environmental, Health and Safety, and associated staff in a manner that ensures continuous and safe availability for all FormFactor Beaverton operations.

ESSENTIAL DUTIES AND RESPONSIBILITIES

• Proposes solutions to support changes in facilities driven by business plan and operational goals, including plans, budgets, and schedules of required modifications, including estimates on equipment, labor, materials and other related costs.

• Establishes operational objectives and work plans for the department(s) based on annual operating plans and department goals.

• Work closely with senior managers and other executives to coordinate operations and activities within or between departments.

• Plan and establish work schedules, assignments, and maintenance sequences to meet uptime goals.

• Monitor facilities equipment and systems to ensure proper operation within guidelines/specifications and report performance on a regular basis to management and peers.

• Interpret specifications, blueprints, work orders, and company policies and procedures for employees.

• Manage the monitoring of and notifications within the Building Automation Systems.

• Oversee maintenance, inspection, and expansion of fire protection system.

• Responsible for the interior and exterior conditions and appearance of the property

• Manage physical security for the Beaverton Campus

• Track and assign facilities work orders until closure.

• Maintain effective communications at all levels throughout the organization

• Requisition materials, supplies, equipment parts, or repair services.

• Manages contractors providing various services in the Beaverton Campus, ensuring that they meet safety, environmental, quality and regulatory standards

• Enforce safety and sanitation regulations

• Responsible for complete life cycle of all facilities equipment. This includes designing, planning, purchasing, installation, repair and routine maintenance on facilities and equipment including but not limited to office furniture, plumbing, electrical, HVAC, air compressors, DI H2O, PCW, and waste treatment.

• Key member of the Layout Change Board; works with team to plan building space allocation and layout and ensures all building “As Built” drawings are accurate. Site IE does this for production areas. Maintains As Built drawings of facilities systems.

• Team works directly with equipment owners prior to purchase to plan fab production tool installation and facilities support. Creates installation packages for management review. Responsible for working with equipment owner, tool vendor, and contractors to ensure installation takes place with the proper installation and permitting processes.

• Maintain clean room supporting systems including HEPA filters and air handling equipment, routine area particle count, air balancing and cleanroom certification. Update HVAC systems as necessary to meet future needs.

• Create and implement systems to track relevant equipment and facility downtime

• Uses continuous improvement principles to progressively reduce unplanned downtime and improve service quality. Reports results to management.

• Provides input to capital budget for all campus and cleanroom facilities. Responsible for expense budget for facilities equipment repair and maintenance.

• Work with all stakeholders, including building owner, local permitting agencies, and internal partners to execute tenant improvement projects.

• Perform duties in a manner that supports ISO certification, specifically regarding calibration and maintenance processes and work instructions.

• Primary point of contact with the campus Landlord and responsible for lease adherence.

SUPERVISORY RESPONSIBILITIES

• Oversee team of direct reports, including facilities technicians, Site EHS Manager, Site Admin and Receptionist.

• Responsible for interviewing, coaching, mentoring and performance management.

EDUCATION, EXPERIENCE AND SKILLS REQUIRED

• Bachelor’s degree in Mechanical Engineering, Chemical Engineering, Industrial Engineering, Facilities or related discipline. Technical training, licensing or certificates considered in lieu of degree

• Minimum of 10-15 years of Semiconductor Facilities Operations experience. Additional years of experience required for candidates without Engineering/Facilities degree.

• Minimum of 10 years in a management role, leading and developing a team. Additional years of experience required for candidates without Engineering/Facilities degree.

• Strong ability to communicate in all forms and lead projects across the organization

• Ability to influence at all levels of the organization

• Demonstrated ability to create and manage to expense budgets

• Strong troubleshooting, problem solving, organizational, and interpersonal skills.

• Demonstrated experience supporting construction and maintenance activities through all phases of the project life cycle to ensure adherence to protocol and safety procedures.

• Demonstrated ability to manage external vendors and 3rd party resources

• Minimum of 5 years of experience with utility systems including HVAC, compressed air, electrical power, ultrapure water and wastewater systems.

• Valid Driver’s license required

• 24/7 on call to support manufacturing operations

The pay range for this role in Beaverton, OR is between $127,900 and $167,900. The pay range may differ in other locations. FormFactor maintains broad salary ranges for its roles in order to account for variations in education, training, skills, relevant work experience, business needs and market demands. Candidates are typically placed into the range based on the preceding factors as well as internal peer equity.
