Description:

As our Regional Manager 'RM', you will oversee our diverse multi-family portfolio within a region using your knowledge and experience in different areas - administrative, sales, maintenance, resident services - to lead a smooth operation on-site. You will lead and mentor Property Managers in all phases of property management and financial operations ensuring that the company's financial, business and customer service objectives are achieved. You are also a counselor and negotiator without the title. You will be responsible for the overall performance of each assigned property including resolving tenant concerns, analyzing the budget, and policy compliance. You'll often visit the sites to assess operations at each property, evaluate resident experience, perform market analyses, determine ways to increase property value, and network locally to assist with meeting marketing goals.

As an RM, you will:

  • Regularly monitor each community budget within the portfolio. Review financial statements and compare to budget and accounts for monthly variances. Implement new strategies or recommend budget adjustments when needed to meet community objectives and goals.
  • Identify opportunities to enhance quality assurance, accuracy, consistency, and efficiency through process improvement.
  • Coordinate work activities and services from vendors, consultants, and other contractors as needed by researching and identifying needs, negotiating contracts, monitoring progress, processing invoices, and ensuring open communication between consultants and Company project team members.
  • Manage the daily operations of assigned properties within the approved annual operating budget and business plan to maximize NOI.
  • Perform regular site visits and inspections to ensure smooth functioning and organization of site offices.
  • Review monthly financial reporting and budget variance analysis; oversee annual budgeting process with property managers and Senior Leadership.
  • Collaborate with department teams to strategically plan for growth, new initiatives and new business opportunities and enhanced business practices.
  • Maintain on-going, in-depth knowledge of associated market, market rents and demographics to strategically evaluate and make recommendations for future leasing activity.
  • Oversee, implement, and participate in on-going team training, coaching, and counseling collaborating with Learning & Development. Monitor team management and overall team performance. Develop team members by providing feedback and growth opportunities.
  • Collaborate with managers and Talent Team to recruit, interview and hire new team members.
Requirements:

We’re looking for:

  • 2+ years’ experience managing multi-sites
  • Ability to travel locally to different properties within portfolio in DC Metro area; valid driver’s license
  • Financial acumen and prior experience creating, and operating budgets
  • 7+ years’ experience in residential property management
  • Experience managing a team including leasing and maintenance
  • CAM, CPM, CAPS designation
  • Proficiency with property management system Yardi or similar
  • Minimum of 2 years’ as a residential Regional Manager or 6 years’ experience as a residential Property Manager (Required)
  • Bachelor’s in Business, Finance, Accounting or Real Estate or related field
