Job Description

Insomnia Cookies is on a journey to become the most imaginative sweet indulgence brand in the world. As we grow our company and community of Insomniacs, we actively adding a Central Region Real Estate Manager to our expanding Real Estate team! Based two days a week out of our HQ in Center City Philadelphia and reporting directly to the Vice President of Real Estate, the East Region Real Estate Manager will be accountable for executing the company’s real estate growth strategy and supporting the real estate needs of operating bakeries. This role will assist in defining and vetting real estate strategies, traveling to and evaluating target markets and specific opportunities, negotiate LOI’s and supporting lease negotiations. The Real Estate Manager will participate in weekly Real Estate Committee meetings and support all refresh/lease renewal efforts for locations within the portfolio of bakeries.

Specifically, s/he/they will be responsible for:

  • Executing market analysis for real estate opportunities and deliver economically acceptable terms and conditions with a focus on ROI
  • Being a champion of the brand that fits and promotes the brand and culture to the industry
  • Participating in real estate committee meetings by preparing and presenting specific material including site proposals, site assessments, market assessments and pro formas.
  • Managing and building relationships with landlords and brokers across the country; negotiating business terms with landlords (including lease renewals) to ensure all projects have best-in-class support
  • Supporting lease negotiations, refresh/lease renewal efforts with cross-functional team leaders


The ideal candidate possesses:

  • Solid negotiation skills with a high capacity for managing complexity
  • An owner's mindset, with the ability to approach feedback and problems with a positive attitude
  • Bachelor’s degree from an accredited university
  • Ability to travel as needed and spend time in the field (travel will be up to 60% of the year throughout the US)
  • Outstanding strategic planning and project management capabilities demonstrated in complex, fast-paced, and competitive environments
  • Ability to work independently
  • Strong analytical and organizational skills
  • Experience working with a large real estate portfolio and pipeline
  • 5+ years of experience in commercial real estate (QSR with delivery preferred) and/or multi-unit retail industry
  • An expansive national network of brokers and landlords
  • A strong track record of business partnering with C-suite/senior level executives
  • A strong understanding of relevant site analytic and sales forecasting tools, to identify profitable locations
  • Outstanding interpersonal and communication skills and proven experience in cultivating collaborative working relationships with teams across an organization
  • A hands-on, tech-savvy, and data-driven approach
  • An ability to meet tight deadlines and prioritize workloads
  • Driven, creative problem solver mentality that consistently acts with integrity, speaks up, and assumes best intentions
