Job Description

Job Overview and Responsibilities

Colarelli Construction has an immediate opening for an experienced Project Manager in a fast-growing Commercial Construction Company located in Colorado Springs, Colorado. The successful candidate will have been a PM on multiple ground up commercial jobs ranging from $5 to $30 million over the past 5 years. Resume must be accompanied with project completed list which includes dollar amounts, dates, and a brief project description.


  • Prepare detailed estimates, review with team, and then revise as required.
  • Use software tools as required to aid in preparation of estimates and budgets.
  • Review project plans and specifications and define proposal requirements.
  • Receive and review subcontractor and supplier proposals.
  • Continually seek to learn about building systems, materials, and methods.
  • Prepare detailed quantity takeoffs.
  • Work directly with clients to define program requirements.
  • Prepare solicitation of subcontractors and suppliers for bid proposals.
  • Work closely with the project team to ensure accurate estimates and assumptions meet project requirements.
  • Attend pre-proposal and jobsite visits to determine requirements for projects.


Skills and Qualifications:

Following are necessary skills and qualifications for this position:

  • Work closely with the Management Team in the development to ensure accurate estimates and assumptions meet project requirements.
  • Negotiate and prepare subcontract and work orders.
  • Demonstrate ability to analyze workflow, processes and production.
  • Prepare monthly Project Cost Projections & Monthly Project Reports
  • Work with Management Team as needed to develop estimate and implement project budgets.
  • Problem solves issues that arise relating to budget, schedule and other issues relating to the project.
  • Track, price and negotiate project cost charges and change orders.
  • Prepare monthly pay requests to owner.
  • Understand project plans and specifications.
  • Demonstrate ability to problem solve to resolve and enforce quality control.
  • Process submittals & RFI's
  • Responsible for development and adherence to project schedule including participation in development and regular updates with project superintendents.
  • Responsible for overseeing profit and loss relating to assign projects and will develop regular margin projections.


Core Requirements:

  • Detail orientated with strong leadership, communication, problem solving initiative.
  • Ability to travel within Colorado.
  • Experienced in managing multiple projects.
  • Minimum of five years commercial building construction as a Project Manager.
  • Knowledgeable in computer construction and scheduling software as well as windows applications.
  • Thorough knowledge of all aspects of construction technology, equipment, and methods; trade agreements, jurisdiction and negotiations, engineering, cost control schedules and safety requirements.
  • Excellent communication, organization, and supervisory skills are essential.
  • Clean driving record.
  • Ability to define problems, collect data, establish facts, and draw solid conclusions.
