Operating Engineer (Union)The Operating Engineer supports operation, inspection and maintenance processes to mechanical, HVAC, electrical and plumbing equipment and systems.You will work as part of an engineering team of two at a 180,000 square foot Class A office building in downtown San Francisco. This is a professional multi-tenant office building where this role must be able to act as Chief Engineer at times.Schedule: Monday-Friday 830-1700Responsibilities Complete assigned tasks that include but are not limited to painting, pressure washing, maintaining lighting system bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work and general maintenance
Maintain work order system (CMMS) daily and complete any tenant service requests
Perform assigned preventive maintenance and inspection tasks
Support call back and emergency response situations
Troubleshoot all building systems, including electrical, DDC and pneumatic controls
Comply with all safety procedures
Participate in ongoing technical, safety, and operational process training programs
Maintains a clean and safe work environment and maintain compliance to State, County or City Ordinances, Codes or Laws
Other projects and tasks to be assigned
Preferred Qualifications3+ years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry
Trade school education, union training, military service or college is desirable
Universal CFC EPA certification or interest in achieving within first year (with JLL assistance)
Experience using Microsoft Office (Word, Outlook, Excel, Teams)
Ability to lift up to 50 lbs
Comfortable using ladders up to 30 feet tall
Ability to frequently climb, bend, kneel, and lift
Strong customer service skills
Ability to comply with both Jones Lang LaSalle and client-directed Policies & Procedures
Weekly Fire Pump Certification
High Rise Life Safety Director
NFPA 70E
