General Summary


Under general supervision, coordinate the work assignments and activities of a multi-trade maintenance or construction team composed of electricians, interior finishers, plumbers, and mechanics. Schedule construction or maintenance and repair activities for assigned areas in conjunction with customer departments. Direct and, as required, perform maintenance or construction activities. May provide construction management services to Project Managers and Engineers.


Principal Responsibilities And Tasks


The following statements are intended to describe the general nature and level of work being performed by people assigned to this classification. They are not to be construed as an exhaustive list of all job duties performed by personnel so classified.


  • Plans employee work schedules and approves/disapproves leave time. Participates in interviewing, hiring, and selection of new employees.
  • Performs or has input into employee performance evaluations; assists in developing performance standards and job descriptions for assigned personnel.
  • Meets frequently with floor coordinators, project managers, project engineers, unit managers, and supervisor to review, prioritize and schedule outstanding work orders.
  • Provides leadership and guidance to skilled-trades personnel to ensure maximum productivity, effectiveness and compliance with building codes, regulations and generally accepted construction standards and practices.
  • Inspects assigned areas and identifies maintenance and repair needs or shortfalls and “punch-list” items.
  • Receives and reviews work orders and priority status. Coordinates new orders, and estimating of future work as appropriate, with established work assignments and schedules as well as emergencies. Schedules activities to meet expected objectives and time schedules. Ensures that work orders are logged into the automated scheduling system and notifies appropriate personnel
  • Oversees and directs the daily work activities of assigned staff; plans, prioritizes and assigns work to be completed; checks completeness and accuracy of work and offers guidance and technical expertise as needed; inspects all completed work for compliance to job specifications, trade standards, and compliance with hospital policies and procedures, as well as federal, state, and local codes or regulations.
  • Identifies all construction issues and/or necessary maintenance and repair work for designated areas, coordinates scheduling with customers, and prioritizes work assignments.


Qualifications


Education and Experience


  • Ten years of HVAC, plumbing, carpentry, electrician or related construction experience, including knowledge of multiple trades to direct the work activities of personnel assigned to team.
  • High School Diploma or equivalent (GED) is required.


Knowledge, Skills And Abilities


  • Effective verbal and written communication skills are required to work with management, skilled tradesmen, and various hospital and administrative staff. Effective writing skills are necessary to write deficiency reports on equipment and maintain required documentation. Ability to read complex technical equipment operation manuals.
  • Highly proficient technical skills in operating shop equipment, hand tools and measuring equipment, such as, calipers, micrometers, dial indicators, and voltage testers. Knowledge of pipe fitting, soldering, rigging, drilling, tapping and installation.
