Job Description
Maintains the grounds, facility and particularly the HVAC and electrical equipment in a safe and efficient manner in accordance with current applicable Federal, State, and local standards, guidelines, and regulations, the facility’s established policies and procedures, and as may be directed by your supervisor.


Job duties specific to this position


  • Maintains salt stock. Loads and operates salt spreaders as needed.
  • Actively participates in preventative maintenance.
  • Meets regulatory requirements by maintaining knowledge of and communicating applicable department policies, Department of Health and OSHA regulations.
  • Reports all unsafe/hazardous conditions, defective equipment, breakdowns, incidents/accidents, etc., to supervisor immediately.
  • Moves furniture and equipment.
  • Uses electronic work order system for processing and closing out requests promptly. Completes documentation such as checklists, logs and records as required.
  • Keeps supervisor informed of supply needs.
  • Observes established safety rules.
  • Troubleshoots advanced electrical, mechanical and HVAC equipment such as washers, large motors, electrical controls, air handling systems, etc.
  • Ensures maintenance schedules are followed.
  • Assures that work areas are clean and free of hazardous conditions and that tools, supplies, etc. are properly stored before leaving such areas on breaks, end of workday, etc.
  • Installs electrical systems, including conduit bending, panel installations, and control systems.
  • Interprets schematic and ladder electrical diagrams.
  • Attends and participates in in-service programs, on-the-job training programs, seminars, workshops, etc., as directed.
  • Repairs, replaces and transports a variety of equipment, fixtures, and furniture for the facility.

INDSW


  • Must pass Maintenance Worker- Level II test.
  • Proficient in MS Office and able to learn new software such as electronic work order system rapidly.
  • Ability to read, write and understand the English language.
  • Knowledge and experience in use of tools related to trade.
  • Ability to follow simple oral and written directions.
  • Ability to problem solve and troubleshoot building systems issues.
  • High school diploma, GED or TABE test required.
  • Possesses a working knowledge in HVAC, electrical circuitry, plumbing, carpentry, boiler and chiller systems, and hydraulic pumps.
  • Prior work experience in one or more of the trades (HVAC, plumbing, electrical, carpentry, etc.) desired.
  • Good customer service skills.
  • Requires advanced knowledge in the electrical field in addition to a general knowledge of maintenance skills. Specialized training in the electrical and HVAC (heating, ventilation, air conditioning) fields and the equivalent of several years practical trades training in the remaining areas.
  • Valid New York State driver’s license.
