Job Description
Intercontinental Real Estate provides a full spectrum of real estate investment and management services including acquisitions, asset management, portfolio management, finance, development, construction management and property management.


Field Maintenance are responsible for keeping facility and its systems operating efficiently. Directs general maintenance and schedules and oversees outside contractors in order to maintain the assets assigned. Working with the Asset Manager, provides input on capital projects, puts contracts out to bid, assists with annual repair and maintenance budgets and schedules facility modifications.


Responsibilities


Determine and schedule the daily, weekly, monthly and yearly tasks and preventive maintenance visits. Assign tasks as needed, to either internal staff or external vendors and contractors. This includes items such as quarterly fire alarm and sprinkler testing, quarterly HVAC preventive maintenance visits/filter changes, monthly generator testing, quarterly roof inspections, monthly pest control visits, rubbish pickups, etc.


  • Create work orders in our Yardi work order system and document steps to close out each issue.
  • Conduct inspections to ensure the building is clean and properly maintained and the team is functioning efficiently.
  • Responsible for building security access systems to include cameras and door access, as well as building management systems/HVAC controls.
  • Perform patrols of the grounds to ensure parking lots are clean and landscaped areas are well maintained.
  • Actively participate in the day-to-day tasks of building maintenance and janitorial services.
  • Direct the work of others and ensure vendors and contractors perform satisfactorily and per their contract.
  • Ensure walkways and parking lots are kept clear and free of snow and ice in the winter months. Oversee snow removal contractors to be sure lots have been plowed and buildings are safely accessible at all times during the business day.
  • May be assigned to multiple Boston area buildings with varied tasks and responsibilities at each.
  • Identify energy saving initiatives.


General Maintenance and repair:


  • May be required to perform cleaning duties such as vacuuming, cleaning windows, restrooms, mopping floors, etc.
  • Caulk, grout and tile work.
  • Install grab bars, toilet seats, handrails, safety rails
  • Paint and touch up walls, doors, or equipment.
  • Minor repairs to heating, ventilation and air conditioning such as resetting a tripped unit or changing a filter.
  • Replace door and/or window locks.
  • Haul unwanted goods.
  • General/minor carpentry work.
  • Perform minor electrical work such as replacement of ballasts, electrical switches, and bulbs.
  • Change lightbulbs.
  • Minor repair of leaking plumbing fixtures, resolve clogged drains, replace batteries in hands free faucets and toilets, etc.
  • Troubleshoot problems and assign to appropriate outside vendor if necessary.
  • Address potential safety hazards to avoid injuries.


Other:


  • Serving as ambassador of Intercontinental, all employees must maintain appropriate conduct and professionalism. This extends to every internal and external business contact or meeting, including trips outside the company to attend conferences or seminars.
  • Use, maintain, and stock inventory of various equipment, tools, and cleaning materials.
  • Provide back up to other local site superintendents should coverage be needed for vacations, etc.
  • Maintain positive relationship with building employees and tenants.
  • Control building inventory of supplies and tools.
  • Represent the building ownership positively and effectively at all times.
  • Working with the Asset or Construction Manager, request contractor bids for projects determined to be appropriate for licensed skilled professionals.
  • Must have a reliable vehicle, as travel between local assets and hardware/home improvement stores may be required.
  • Maintain an organized and clean work area.
  • Coordinate, present, and recommend proper contractor bids for final approval.
  • Complete assignments other than those listed above as requested.
  • Oversee work done by outside contractors.
  • Ensure safety and security of the assets via constant oversight of life safety and security access systems. Perform inspections.
  • Resolve questions and problems regarding the building.
  • Place orders for building, cleaning, and maintenance supplies.
  • Emergency response and on-call required.


Qualifications


  • 2+ years' Multi-family Maintenance experience preferred.
  • High school or Technical School degree required
  • Strong communication skills
  • Ability to lift 80 lbs
