Job Description

Job Purpose:

Under the supervision of the Chief Engineer, the Maintenance Engineer is responsible for maintaining the physical condition and appearance of the site, related fixed and portable equipment and installation, and establishing a safe environment for the facility.

Supports the implementation and documentation of site safety plans and all operational standards and guidelines as well as site specific standards, policies and procedures relating to the engineering department.


Job Responsibilities
- Some responsibilities may vary from day to day. It is important to understand the importance of prioritizing daily tasks and keeping open communication with on-site Management, Tenant Services and Engineering team.

  • Exterior/interior lighting/electrical repairs and re-lamping.
  • Turn-over/preparation of new/existing vacant suites.
  • Miscellaneous landscape/irrigation/bios wale repairs.
  • Supervision of Tenant/Vendor relations, including courteous and professional behavior, timely response, attention to detail and follow up.
  • Miscellaneous paint touch-up, interior/exterior throughout the properties.
  • Property management support as requested.
  • Responding to all tenant and property maintenance work orders/calls within one hour or as best directed by Management depending on priority.
  • Monthly property inspections, resultant repairs, and follow up on all punch list items.
  • Assistance with maintaining trash free common areas.
  • Assist with preventative maintenance and/or repairs of HVAC systems for office buildings – as needed.
  • Supervision of vendor work on site.
  • Miscellaneous property repairs – interior/exterior throughout.


Skills/Qualifications:

  • Basic electrical Knowledge 277/120 lighting/ballast replacement, receptacle replacement, troubleshooting electrical issues.
  • Attention to detail and proactive in maintaining a clean and professional working area including all mechanical and utility rooms.
  • Responsible, work independently as well as part of a team.
  • Must have a reliable vehicle.
  • Basic knowledge of fire/life/safety systems.
  • Must be fully vaccinated for COVID-19.
  • Excellent customer service, ability to get along with a large variety of people.
  • Basic plumbing knowledge automatic flush valves, automatic Faucets, wax ring replacement and troubleshooting other various plumbing issues.
  • Ability to assist with minor repairs to heating, ventilating and air conditioning systems HVAC: Minimum experience (ex) strainers, filter replacement and condensate clearing.
  • Ability to prioritize work order urgency levels.
  • Intermediate knowledge and use of computer software.

PHYSICAL REQUIREMENTS

  • Ability to lift up to 50 pounds
  • Frequent reaching above shoulders
  • Frequent pushing and/or pulling
  • Frequent grasping with left and/or right hand
  • Frequent bending/squatting/kneeling
  • Frequent climbing of stairs and/or ladders
  • Constantly standing and/or walking


EDUCATION/EXPERIENCE

  • Ability to obtain LBME
  • Basic knowledge of building systems including HVAC, Fire protection systems, plumbing systems, elevators, lighting, etc.
  • 2 years related experience preferred
  • Computer skills at a level to interact with building work order system and correspondence with management office, vendors, and tenants.
  • Knowledgeable and skilled in the safe use and maintenance of hand tools and power tools
