Job Title: Leasing Consultant

Supervisor: Community Manager

FLSA Status: Non-exempt

JOB SUMMARY: Shows and leases apartments or town homes to prospective residents and supports community's marketing plan.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.

  • Maintain contact with all apartment locator services and local businesses to provide informational material. Update periodically.
  • Responsible for ensuring the “model” apartments and target apartments are ready for show; responsible for maintaining work areas and office in clean and orderly manner; need to have an awareness of the “curb appeal” of the community.
  • Knowledgeable of required telephone and sales techniques.
  • Responsible for always maintaining a professional appearance and behavior.
  • Efficient and timely processing of all required administrative forms, reports, and related information.
  • Responsible for “shopping” competitive properties.
  • Responsible for proper maintenance of all resident and community files.
  • Develop and maintain an on-going resident retention program under direction of Community Manager.
  • Responsible for reporting unusual or extraordinary circumstances regarding the community or residents.
  • Knowledge of Fair Housing Standards
  • Assists applicant in completing rental application, collects security deposit.
  • Courteous, efficient handling of resident requests and complaints.
  • Responsible for seeking educational opportunities and self-improvement for personal growth and development.
  • Thorough knowledge of leasing techniques and sales methods as outlined in the Leasing & Marketing Manual. Fully informed of current rental rates, sizes, locations, and all amenities of community.
  • Responsible for maintaining market surveys monthly.
  • Develop full knowledge of application information required, screening processes and policies regarding rentals.
  • Conducts initial, annual, and interim certifications of income, and assets of applicants and residents in compliance with HUD guidelines.
  • Thorough knowledge of lease terms, specifications, and all community policies.
Requirements:

SUPERVISORY RESPONSIBILITIES: This job has no supervisory responsibilities.

QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. EDUCATION and/or EXPERIENCE: Experience with the affordable housing process and HUD guidelines preferred. High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.

LANGUAGE SKILLS: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or team members of organization.

MATHEMATICAL SKILLS: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages.

TRAINING: Fair Housing must be completed within 1 day of hire. Preventing Sexual Harassment, Workplace Harassment and Drug Free Workplace courses must be completed within 7 days of hire.

REASONING ABILITY: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

CERTIFICATES, LICENSES, REGISTRATIONS: A valid driver’s license is required for this position. Fair Housing Certificate must be obtained within 60 days of hire.
