Job Description

SUMMARY:

The Leasing Consultant is responsible for leasing apartments, and as the initial contact between the public and the company, strives to project the quality of our product.


ESSENTIAL DUTIES & RESPONSIBILITIES:

The Leasing Consultant’s duties and responsibilities include, but are not limited to, the following:

  • Performs necessary resident retention activity including contacting current residents to obtain lease renewals and preparing several leases for resident signature.
  • Conducts resident move-ins and establishes appointments for reviewing the lease and lease documents with new residents.
  • Gather market information weekly. Prepare reports identifying competition rental rates, concessions, promotions, and property changes. Note development/changes in market area which may impact the community. Share information with on-site staff as well as with the Management team.
  • Assist vendors with obtaining keys to units and specific directions.
  • As directed “shop” competition to determine sales technique, strategy, and merchandising. Report findings to on-site staff as well as with the Management Team.
  • Prepares move-in packet and schedules move-in. Prepares leases and associated addendums and forms in accordance with company policies and procedures.
  • Greets and presents property to prospective residents. Gathers prospective residents’ information and needs on guest card, qualifies prospect based on needs. Conducts follow-up with prospects in accordance with company policies and procedures.
  • Completes paperwork associated with leasing activity and obtains completed application and income verification documents on all sales. Process application in accordance with company policies and procedures.
  • Answers incoming telephone calls, performs leasing information calls, and assists current residents in accordance with company policies and procedures.
  • Document rental, cancellation, transfer, notice, move out, move in and lease renewal information on daily activity report (DAR).
  • Inspect models, tour path, and property amenities daily. Inspect ready vacant units to ensure presentable in accordance with established standards. Ensure leasing center is open and ready for business on-time each day. Maintain office in a professional manner in accordance with policies and procedures.
  • Market property to prospective residents using online platforms, i.e., Craigslist. Document and provide Property Manager with information on advertising effectiveness and make recommendations for changes.
  • Walk property to ensure presentable. Enter work orders, send violation notices for unsightly balcony/patio, and report any issues to management.
  • Document telephone and walk-in traffic in appropriate systems, i.e., DLS.
  • Other duties as may be assigned.
  • Processes notice to vacate and prepare move out packet. Schedule pre and final move out inspection. Collect keys upon move out.
  • Know and adhere to all applicable Federal, State and Local laws, as well as policies and procedures issued by company related to the leasing consultant’s job duties. Fair Housing and harassment training to be completed yearly.
  • Demonstrate the ability to handle resident complaints in a professional, fair, and consistent manner in accordance with company policies and procedures. Direct residents to Property Manager when appropriate.

QUALIFICATIONS:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. EDUCATION/EXPERIENCE:

  • 6 months to 1-year related customer service experience.

TECHNICAL SKILLS REQUIRED:

  • To perform this job successfully, an individual should have working knowledge of Microsoft Office Suite.
  • Understanding of property management software, including Yardi, is a plus.

PHYSICAL DEMANDS:

  • Must be able to lift, push, pull, and/ or move up to 10 pounds. Regularly required to sit, stand, walk, or otherwise move about the property, units, and rooftop, squat, open doors, climb/ descend stairs.
  • Must be able to operate standard office equipment (i.e., telephones, computers, printers, scanners etc.)

COMMUNICATIONS:

  • Must be able to communicate effectively (orally and written) in a professional manner on a regular basis with management and co-workers within the company as well as residents and outside vendors. Works well as part of a team. Follows instructions and responds to management’s direction. Takes constructive criticism and uses it as a learning tool.

SUPERVISORY RESPONSIBILITIES:

  • This position does not have supervisory responsibilities.

ATTENDANCE AND PUNCTUALITY:

  • Is reliable and consistently at work and on time; willing to travel, and work evenings, weekends, and holidays, as needed.

TRAVEL

  • Travel may be required within the Southern California and Arizona Region.

Pay range: $22-$28.75/hr.
