Job Description

Description:MISSION:
The EPOCH Clemson Leasing Agent is responsible for executing the leasing plan, which he or she has helped to create and develop. This individual will assist in the day-to-day administrative responsibilities as it relates to Leasing & Office operations. He or she reports to the General Manager who oversees the property’s performance and overall alignment with parent company, Valeo Groupe Americas.

Make the Customer Happy

  • Exercise sound judgment and discretion in resolving customer complaints, consulting the General Manager as necessary.
  • Do everything in your capacity to make the experience right for the customer. You are empowered to act and make the decisions that will ultimately result in a happy customer.
  • Always be generating, evolving, and implementing new and creative ideas that will elevate the customer experience. Bring unique, outside of the box, concepts that exceed the customer expectations.
  • Be hyper aware of the perception of your property. Understand the way that your property is viewed and perceived by the community, the customer, and your team. Identify areas for improvement and create and execute an action plan.
  • Ensure team is visible and accessible to residents, seeking out opportunities to address residents’ concerns and improve their EPOCH experience.
  • Represent EPOCH in a professional, honest, and enthusiastic manner, always.
  • Communicate appropriately with the General Manager when property rules and regulations are not being followed, which would in turn affect the residents’ enjoyment.
  • Maintain positive relationships with the university, residents, prospective residents, their parents, guarantors, and all parties within the community.
  • Ensure all customer complaints and inquiries are answered promptly and positively.
  • Render and utilize all resident feedback and suggestions to continually improve.

Run the Fun

  • Assist in gathering feedback received on all programs so that we can continually improve the future events and programming plan.
  • Provide suggestions for programming that facilitates the customer’s journey. Work with Experience Manager to ensure the programming is purposeful, authentic, and enriches people’s lives.
  • Participate in programming efforts in order to continually grow and develop relationships with all customers – residents, guarantors, university officials, and the local community.

Market it. Lease it. Repeat.

  • Consult with the Valeo Groupe Americas marketing and leasing professionals to evaluate and improve the effectiveness of the leasing and marketing plan.
  • Maintain knowledge of market conditions, competitors, and related school and resident demographics. Conduct regular market surveys, including physical ‘shops’ of competitors.
  • Connect with prospects and resident through participation in on and off-site leasing and marketing events and after hours resident activities.
  • Identify promptly any market changes that may have a direct impact on the successful execution of the leasing plan and provide input on how best to resolve.
  • Facilitate the upkeep and look of all aspects of the tour path, including but not limited to, the model, amenities, and clubhouse.
  • Properly qualify all resident and/or guarantor applicants.
  • Assist in directing and training the leasing staff to ensure all lease documents are 100% accurate and valid prior to being sent to the General Manager for final approval.
  • Prepare and report your leasing plan progress vs. the actual leasing plan in place for your property.

Inspire the People

  • Help lead and motivate the leasing team to excel in their delivery of exceptional service and accurate information to all customers.
  • Oversee and verify the completion of education and development sessions for the team members you directly manage.
  • Educate, develop and foster continual growth with a focus on desired personal and professional journey.
  • Immerse yourself and the team in the company culture and represent the mantra; WORK HARD. HAVE FUN. HELP OTHERS, to the fullest extent. Help keep the leasing team excited and motivated.
  • Foster positive communication and working relationships among all team members.
  • Work with the General Manager to prepare the team schedule to meet the needs of property operations at all times.
  • Evaluate the team’s performance and help them set goals in support of their feedback, improvement and growth

Achieve Revenue Goals

  • Manage ancillary income to meet/exceed the ancillary income budget.
  • Manage the rate and incentive plan.
  • Assist with auditing all lease documents to verify the accuracy of the rate and incentives.

Requirements:Qualifications

  • College degree preferred.
  • 1-3 years minimum experience in student housing.
