The job:

This position is for a experienced and motivated individual looking to join our team as the Land Development Manager. It is an excellent opportunity for someone who is passionate about land entitlement/development, construction and working in a collaborative environment. Your daily responsibilities will vary, and it’s up to you to manage and prioritize your schedule. You will be working in our Kirkland, WA office full time. This is a great opportunity to get in with a solid company and become a major contributor to the team.


Qualifications:

·Multiple years dealing in civil construction

·Proficient in Microsoft Excel, Bluebeam & construction scheduling software

·Strong conceptual and visual presentation skills.

·Excellent attention to detail and organizational skills.

·Ability to work effectively in a collaborative team environment.

·Strong communication and interpersonal skills.

·Proven ability to work with multiple projects and manage competing priorities

·A positive attitude

·Self-motivated & proactive

·Valid driver’s license & reliable vehicle

Each day, you might have any of these responsibilities:

•Be the primary point of contact for all activities related to infill & community development

•Understand all components of the development/entitlement processes and timing/sequencing of all phases of those processes

•Ensure compliance with all local, state, and national codes, ordinances, and regulations as well as company policy

•Review contracts and advise on suggested course of action

•Create land development budgets, monitor work and actively track invoices

•Play an integral role in the planning process, anticipating all possible requirements needed to secure building permits

•Understand design-related components necessary to satisfy jurisdictional requirements

•Review and understand all civil improvement plans, geotechnical evaluations, landscape plans and project specifications necessary to deliver finished lots

•Meet with jurisdictional planners & officials

•Ensures project schedule and critical path sequence is accurate and up to date

•Identify and report delays

•Work directly with subcontractors and field personnel

•Assist in managing the bid, review and award process

•Develop contract scope of works

•Track current market pricing for budget development and identify budget shortfalls

•Interface with other departments to ensure constant communication regarding timing, design elements, access pertaining to project land development status

•Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws

•You are willing to perform other duties as assigned
