Job Description
Job Summary


The Analyst at SoLa embraces the organization's mission and shares a passion for promoting affordable housing in


historically neglected communities. This role supports the Senior Analyst in conducting financial analysis, due


diligence, and investment recommendations. In this role, you will assist in developing operational and investment


strategies for the asset management and development departments.


About Sola Impact


SoLa Impact is a real estate private equity firm with a double bottom line strategy focused on preserving, rehabbing, and building high-quality affordable housing in Black and brown communities. SoLa is Southern California's largest for-profit affordable housing developer and is currently in construction on over 2,000 affordable housing units across Southern California. SoLa currently owns and manages over $1.2 billion of multifamily assets, almost all of which are in low-income, Black and brown communities.


Essential Duties


  • Assist in conducting financial analysis and due diligence on potential development sites and contribute to investment recommendations.
  • Contribute to evaluating and reporting the operating performance of current portfolios to the Directorof Asset Management and Partners.
  • Conduct research on land use policy, real estate, financial, and construction markets to inform underwritten assumptions and investment strategy.
  • Support the construction team by conducting pro-forma analysis, preparing memorandums, and presenting recommendations
  • Collaborate with Partners on joint venture projects and assist in preparing RFPs/EOIs.
  • Complete assigned tasks and projects as required
  • Support the reporting and projection of fund performance and distributions for Partners.
  • Assist in maintaining, updating, and improving existing asset management financial models.
  • Develop relationships with city officials, developers, and other stakeholders in the real estate and financial market industries.
  • Conduct preliminary feasibility assessments on potential ground-up development sites.
  • Support the development of new financial models for development and asset management projects.
  • Assist the Senior Analyst in reviewing and analyzing assumptions on current projects for financial feasibility, and report financials to the Director of Development.
  • Collaborate with the Senior Analyst to create investor updates and investment memoranda for SoLa's private equity funds.
  • Participate in reviewing and re-forecasting return metrics for the ground-up development portfolio.


Requirements


EDUCATION & EXPERIENCE


  • Bachelor's Degree in Math, Finance, Business Management, Urban Planning, Real Estate Development, or a related field required.
  • Minimum 1 year of experience in a Real Estate Analyst role or similar preferred.
  • Knowledge of real estate, finance, and economic fundamentals

  • Ability to work independently and thrive in a fast-paced, demanding environment.
  • Strong verbal and written communication skills.
  • Attention to detail with excellent organizational skills.
  • Proficiency in Excel and PowerPoint.
