What we are looking for…
Currently we are seeking a Construction Project Manager based out of Indiana, Ohio, or Michigan to join our growing project management team. Candidate must be located in one of the above states. This role is a remote role with occasional travel in the listed states above.
Responsibilities:
- Works directly with the Regional Managers to develop a scope of work for capital improvements to infrastructure and community amenities for the communities and prepare construction schedules and budget required to renovate or operate a manufactured home community.
- Solicits and selects contractors and vendors to execute approved wok in accordance with initial CAPEX plans. Arranges for contracts and payment schedules. Schedules and supervises the work. Inspects and approves the work or delivered supplies/equipment for payment.
- Develop on call contractors to respond to emergency maintenance issues as required.
- Assist in selection of contractors and the solicitation of bids for the performance of CAPEX projects work such as lawn/landscape maintenance, tree trimming, rental home repairs
- Visit all assigned communities on occasion to keep open communication with Community Managers, Regional Managers, and vendors. Inspect new homes and communities, particularly upon delivery of new homes, to ensure smooth setting progression
- Provides a regular project status report of work being performed with management.
- Coordinates with other departments within the company such as inventory, legal, accounting, due diligence, and acquisitions to obtain assistance or resolve problems.
- Monitors project budgets and schedules and notify the department manager when problems are foreseen.
- Responsible for organizing and submitting contract requests.
- Supervises and trains other assigned assistant construction/facility managers, and site superintendents in the execution of their duties.
- Selects engineers, architects, or land planners as required to complete plans and other documents required for local approval. Coordinates with and presents plans for approval to local planning staffs and city/county councils.
- Planning and execution of construction projects in manufactured home communities across the U.S.
Skills:
- Should have a strong construction background, multi-unit property management experience is a plus. Will manage simultaneous projects at any given time. projects throughout the US, from start to end. Primary responsibilities would include CAPEX management, budget oversight, and contact procurement.
- Should be proficient in Microsoft Office products, Microsoft project experience is a plus.
