Under the general supervision of a department supervisor, performs a wide range of building maintenance and custodial maintenance tasks involving the use of maintenance/cleaning equipment and materials. Incumbent provides the labor and tasks to ensure that university buildings are maintained in a clean, sanitary, safe, orderly, and professional manner consistent with contemporary maintenance and cleaning standards of good practice. The position entails manual labor associated with the routine and project type maintenance and cleaning of university facilities. This is a hybrid role that is responsible for all general building maintenance and custodial duties in the assigned buildings.


Essential Job Functions And Responsibilities


Employment duties will include, but not be limited to:


  • Reports hazardous conditions and facilities in need of repair to appropriate staff, which may include submitting or recommending work orders and checking supply levels; when working within on-campus residential buildings, responsible for reporting concerns related to on-campus residents.
  • Empties trash receptacles, disposes trash into compactors and/or dumpsters, and bags trash for proper disposal. This requires walking, bending, and lifting of heavy bags and containers. Must be able to lift 25 pounds independently, and 50 pounds with a helper.
  • Performs special and other assignments as directed.
  • Performs routine maintenance of custodial equipment and supplies. This requires dexterity with hands.
  • Abides by and complies with university policies and procedures.
  • Performs maintenance and cleaning functions specific to the assigned facilities and/or based on seasonal/project requirements that are physically demanding.
  • Cleans and disinfects restrooms and locker rooms, including fixtures, showers, tubs, walls, ceilings, and floors. Replenishes paper products and soap. Scrubs floors, pressure washes walls, and the like. In addition to the physical requirements above, this also requires the ability to bend, twist, reach overhead, and scrub with rotating motions of hand and arms.
  • Performs preventive building maintenance tasks such as replacing filters, cleaning air conditioning coils, lubricating moving parts, and performing regular inspections of mechanical equipment and general components of the building's interior and exterior.
  • Unlocks doors to perform cleaning inside secured areas and ensures doors are locked after cleaning said areas.
  • Responds to student and other user groups’ issues and concerns in a supportive, professional, timely and problem-solving manner.
  • May perform light groundskeeping / landscaping tasks such as pulling weeds, blowing sidewalks, picking up litter, and other similar tasks.
  • Participates in training, maintains the skills necessary to utilize best practices, and participates on quality improvement teams as assigned. Promotes continuous improvement of workplace safety and environmental practices.
  • Assists in on-the-job training of new staff on routine procedures.
  • Maintains a working knowledge of building maintenance and custodial work methods, supplies and equipment, and implements same in a cost-effective manner.
  • Performs general building maintenance tasks such as replacing light bulbs, minor plumbing and electrical repairs, troubleshooting HVAC problems, painting, replacing ceiling tiles, repairing roofing, repairing flooring, repairing and adjusting furniture, or other similar activities. This requires the use of step-stools or ladders to reach ceilings and requires the use of hand tools and power tools.
  • Performs miscellaneous custodial tasks associated with general cleaning including trash removal, dusting, spot-cleaning, furniture cleaning, glass cleaning, damp wiping, disinfection, and the like. This requires the ability to stand, walk, crouch, bend, and have dexterity with arms and hands.
  • Notifies supervisor or Work Control Center when additional support is needed from skilled tradespeople to complete complex building repairs.
  • Performs various floor cleaning tasks such as dust mopping, scrubbing, vacuuming, spot removal from carpets, spray buffing, burnishing, stripping, resealing and refinishing floors. This requires the ability to stand, walk, crouch, and bend for extended periods. This is physically demanding work.
  • Moves furniture, reports needed repairs and performs other duties related to custodial work of a project nature. This requires heavy lifting, pushing, and pulling, up to 25 pounds independently and up to 50 pounds with a helper.
  • Establishes and maintains effective working relationships with fellow employees, students, and the university community.


Required Skills


The Building Maintenance Specialist will need:


  • Ability to apply recognized standards of good practice relevant to matters of safety, security and maintenance / custodial techniques.
  • Ability to understand and carry out written and oral instructions in English and to perform routine maintenance and custodial duties without immediate supervision.
  • Ability to use a variety of maintenance and cleaning chemicals in a safe manner, according to manufacturer’s specifications.
  • Ability to use hand and power tools applicable to the trade.
  • Ability to effectively plan and coordinate multi-task requirements and meet self and pre-imposed objectives and deadlines.
  • Ability to work in environments with extreme temperature and humidity common in Florida and may work in buildings without air conditioning, heating, or other comforts. May work in areas that are dusty, noisy, and areas that may have unpleasant odors
  • Ability to operate carpet vacuums, floor machines, carpet extractors, wet/dry vacuums, pressure washers, drills, saws, and associated maintenance and cleaning tools and power equipment.
  • Ability to establish and maintain effective working relationships with co-workers, students and university community.
  • Ability to walk and climb stairs. Many buildings have multiple floors with stairs and no elevators.


Required Experience


  • Education: High school diploma or GED preferred.
  • Experience: One (1) year of experience in custodial work, three (3) years of experience in building maintenance / repair work, experience in a multi-building maintenance environment preferred, or an equivalent combination of experience and training.


Must possess and maintain a valid driver’s license and an acceptable driving record as determined by the University’s auto insurance carrier.
