General Description


The Asset Manager will play a key role in the future growth of Trailbreak Partners.Primary responsibilities include portfolio optimization, operational transitions of acquisition and development projects, oversight of the asset level property management, operational compliance, reporting procedures, asset level operating budgets, commercial leasing, tenant / building improvements and asset disposition strategy.This role requires strong leadership and problem-solving skills necessary to manage the real estate operations process and ensure that expected business plan outcomes of Trailbreak Partners’ real estate portfolio are met or exceeded.


This position offers the opportunity to work with a dynamic and growing company that encourages collaboration across professional teams in the areas of Accounting, Finance, Acquisitions, Development, Asset Management, Project Management, and Corporate Leadership.


Key Roles and Responsibilities

  • Prepare property level operating budgets.
  • Work with accounting to oversee cash management and cash planning for improvements and distributions at the property level.
  • Prepare quarterly investor reports and lender presentation materials.
  • Complete weekly, monthly, quarterly and annual reporting on the performance of the company’s assets.
  • Perform special projects as directed by management.
  • Oversee onsite property management staff.
  • Review leases, loan documents, operating agreements, and other legal documents relative to compliance and reporting requirements and other operational functions.
  • Assist acquisition and development teams with the preparation of operating budgets to support underwriting of new investments.
  • Oversee tenant improvement and capital expenditure projects through the management of design and construction teams. Attend design, construction, and leasing meetings, as needed.
  • Execute property level business plans during the operational stage of the investment lifecycle to maximize risk-adjusted returns.
  • Coordinate with acquisitions and development project leads to effectively transition assets from transactional or development stage to the income producing operational stage.
  • Conduct asset valuations, monitor and analyze the market, and prepare written presentations of key investment decisions including identification of financing opportunities and optimal disposition timing.
  • Lead asset and portfolio financial optimization.
  • Update the pro forma budgets to reflect actual versus projected, and revised return projections.
  • Perform detailed financial review and present findings to key stakeholders internally and externally.
  • With input from corporate leadership, lead commercial leasing transactions.

Qualifications

  • Understanding of operational profiles of various property types (multifamily experience is required).
  • A passion for success, a positive and friendly attitude and a consistent work ethic are all a
  • A minimum of 3 - 5 years of relevant real estate asset management experience is required.
  • Deep understanding of real estate finance principles such as valuations, commercial lease structures (NNN, MG etc.), cap rates, net effective rent, public finance (tax increment finance, special districts etc.).
  • Experience preparing materials for board meetings and presenting to senior stakeholders.
  • A passion for working in a high growth business as the pace and expectations of the culture require both a high attention to detail and a commitment to excellence.
  • Must have demonstrated experience in property management oversight.
  • Must have excellent written and verbal communication skills.
  • Strong organizational skills with a high attention to detail.
  • Self-motivated; excellent time management skills and ability to prioritize work to be productive.
  • Must have outstanding analytical, quantitative, and market research skills.
  • Construction / building systems knowledge is a plus.
  • Must have a Bachelor’s/Master’s degree in finance, real estate, accounting, management or a related field.
  • Must have high proficiency with computer software. Advanced proficiency in developing and maintaining financial models in Microsoft Excel is a must.
