Accountant - Lease Accounting

The Sr. Accountant Lease Accounting will determine the proper accounting treatment in accordance with GAAP for real estate, equipment, automotive, and other leases, and to ensure all necessary related journal entries (when applicable) are recorded accurately, and ensure lease related asset and debt balances are properly accounted for.

• Responsible for determining the completeness of lease testing per communication with legal / Portfolio Management
• Responsible for determining the appropriate balance sheet account balances
• Coordinate with Portfolio Management regarding new and modified leases for forecasting purposes (scheduling workflow effectively, requesting third party valuations of properties when necessary, etc).
• Responsible for determining finance or operating classfication of leases
• Analyze and account for new leases, lease amendments, renewals, and other lease modifications in accordance with GAAP.
• Assist in researching and interpreting accounting literature to determine the appropriate accounting treatment for various lease issues that arise and to write effective memos on these issues to help facilitate communication with outside parties.
• To work with all other groups within the organization (i.e. Development, Portfolio Management, and Fixed Asset Group) to ensure all lease transactions (i.e. changes to Right of Use Assets) are property accounted for and in the correct periods.
• To perform ad-hoc projects and analysis to help support certain decisions, issues, and to assist in other group’s goals and tasks.
• Reconcile the general ledger to the subledger for lease related assets and liabilities
• Prepare certain footnotes related to leases to be included in the company’s quarter and annual SEC filings.

• CPA or CPA candidate
• Experience utilizing T-Value software and having Oracle knowledge.
• ASC 842 experience and knowledge
• Education: Bachelors Degree in Accounting
• Strong analytical skills, written and verbal communication skills, and knowledge of Microsoft Excel & Word.
• 1+ years public accounting or 2-3+ years industry in the area of real estate, leases, etc.
