Restaurant Vice President of Real Estate & Construction

Growing Company – Urgent Need

Salary: $150,000 - $160,000 + Strong Benefits and Bonus packages

Responsibilities:

  • Conduct field inspections to ensure adherence to plans, specifications, and design intent for quality assurance.
  • Organize market tours involving field operations and senior leadership.
  • Develop and maintain the company's real estate strategy in assigned established and new markets, including market research and collaboration with Real Estate and Design & Construction Departments to update and manage market development plans.
  • Supervise and develop Project Managers.
  • Manage relationships with brokers, oversee site selection, and handle drafting and negotiation of Letters of Intent, in coordination with Legal team for lease negotiations.
  • Collaborate closely with development team members to expedite projects and mitigate risks, guiding critical transaction paths.
  • Lead value engineering initiatives to align investment with ROI requirements, optimizing construction costs without compromising quality or timelines.
  • Source, assess, and oversee construction infrastructure including consultants, material and equipment vendors, and general contractors.
  • Foster long-term relationships with restaurant development infrastructure to promote teamwork and achieve objectives.
  • Plan, track, and monitor project progress using Key Performance Indicators (KPIs).
  • Negotiate contract terms and conditions, considering the economic implications.
  • Create and manage department and Capital Expenditure (CapEx) budgets.
  • Prepare comprehensive deal presentations for senior management approval.
  • Evaluate proposals for new restaurants, relocations, expansions, renewals, and closures.

Qualifications

  • Planning, scoping, and execution of restaurant builds, remodels, and conversions
  • Minimum of 5+ years’ experience in commercial real estate, including market analysis & planning, site selection, portfolio management, and negotiations.
  • Strong analytical, prioritizing, interpersonal, problem-solving, presentation, project management & planning skills.
  • Cross functional knowledge and management/leadership skills relative to due diligence and entitlement aspects of specific projects.
  • Computer knowledge of excel, windows, Microsoft project and other design and development programs
  • Outstanding oral, written and verbal communication skills
  • Ability to develop and maintain collaborative relationships with peers and colleagues across the organization as well as external clients, Landlord, Developers.
  • College Degree in relevant field required, (Architecture, civil engineering, construction management), or commensurate experience
  • Minimum of 5-7 years current construction experience in ground up & conversions; restaurant industry experience required for consideration
