The Role  


We are looking for a Transitions Lead to facilitate the transitions processes during phase-changes among our growing portfolio of Active Adult Communities. Focused on ensuring a smooth and successful process, the Transitions Lead will assist multiple departments to provide a framework for successful community transitions.


What You’ll Do… 


  • Assist with SOX Compliance auditing monthly.
  • Assist Director of Transitions, RPMs & VP of Operations on tasks as needed.
  • Lead Opening Day for the initial bulk move ins of each community’s first move ins. Ordering move in gifts, recruit team members to assist, work with CM to establish the date, move ins and assigning tie slots so that elevators & parking lots are not overloaded.
  • Maintain a Turn Checklist of when each community receives CO, Pool is delivered, Courtyards are delivered, and landscape maintenance can be turned over to operations to avoid voiding the warranty.
  • Be onsite day of IT, cable and move in day for the team to lead any service technicians when a problem arises.
  • Maintain the Transition Checklist leading the transition of over 200-line items identified between 12 departments for anywhere from 12 or more assets at any given time.
  • Attend all Sales Call and lead note taking for reference on the following monthly calls.
  • Lead the transition or initiate service of Gas, Water, Electric, Trash, Cable, Telephone, Internet, and any other utility needed for communities in Prelease, Lease Up and Stabilization.


Qualifications 


  • Self-aware and coachable 
  • Ability to travel up to 50%
  • Experience working with vendors, internal/external stakeholders, and colleagues from a diverse range of functions 
  • Must be able to physically access all exterior and interior parts of the property and amenities; must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance 
  • Agile and adaptable 
  • Strong relationship and customer service skills  
  • Experience with property management software (Yardi/RentCafe preferred) 
  • Flexibility to work nights, weekends and/or holidays when required 
  • A high school diploma and a minimum of 5+ years professional administrative experience preferably in multifamily housing, Active Adult, real estate, or hospitality 
  • Experience with lease-up properties preferred 
  • Purpose driven and passionate about making a difference in other’s lives 
  • Possesses strong communication skills with a proven ability to build collaborative partnerships
