JOB DESCRIPTION:

The Superintendent is responsible for the successful completion of assigned projects as determined by client satisfaction, schedule and budget adherence, quality construction, safety compliance, and profitability. To be successful in this role, Superintendents must be able to plan, direct and coordinate all construction related activities onsite to ensure that quality and value are provided while creating positive and productive partnerships with internal and external stakeholders, including project managers, construction managers, owners, owners’ representatives, developers, designers, subcontractors, suppliers, and local building officials. Superintendents must be able to keep the jobsite safe, on schedule and confirm quality standards are in place throughout the life of the project. The Superintendent is a full-time salaried position based out of the Fort Collins office, however, Superintendents are required to travel to/from assigned job sites and offices as needed which may be spread out along the Northern Colorado Front Range into the Denver Metro area.


EDUCATION AND EXPERIENCE:

Bachelor’s or Associate’s degree in Construction Management, Engineering or another related field required.

May substitute the required degree with 4 additional years of construction related experience and proof of high school diploma or equivalent.

Minimum 5 years of construction experience required.

Experience with a General Contractor to include managing projects up to $10M preferred.

Must hold and maintain OSHA 10-Hour training.

KEY SKILLS / REQUIREMENTS:

Ability to travel between assigned projects and offices.

Ability to read and understand drawings and specifications.

Knowledge of construction contract process (subcontract and owner).

Strong leadership skills to include both verbal and written communication skills.

Ability to build trust, negotiate skillfully and work effectively within a team-oriented environment.

Strong knowledge of critical path scheduling.

Strong organizational skills with a demonstrated ability to manage complex projects and competing priorities.

Ability to provide accurate and thorough documentation.

Knowledge of construction management software including Bluebeam, PlanGrid, and Microsoft Project (scheduling software experience required even if not Microsoft Project).

Knowledge of general office software to include Microsoft 365 (Excel, Outlook, Teams) and document management software.

Ability to meet project deadlines.

RESPONSIBILITIES:

Develops and maintains professional relationships with project owners, owner’s representatives, design professionals and trade partners. Support business development efforts by creating trust and ensuring client satisfaction.

Works with business development to promote Dohn and procure future projects, including RFP/RFQ response assistance, creation of initial schedules, participation in interviews, etc.

Provides project approach and site logistics input during preconstruction as needed

Provides detailed construction schedule development during preconstruction as requested.

Actively participates in constructability reviews as requested.

Assists with the development of subcontractor scopes and attends preconstruction meetings with subcontractors.

Supervises and coordinates subcontractors. Responsible for enforcement of subcontracted scopes in the field.

Develops comprehensive knowledge of contractual obligations, including plans, specifications, addenda, project manuals, technical reports, owner contract agreements, subcontractor agreements, etc.

Provides leadership and oversees total construction effort to ensure project is constructed in accordance with contract documents and local building codes.

Ensures that appropriate quality control/quality assurance plans are in place for proper execution of the work.

Creates, develops, and executes the critical path construction schedule ensuring on time delivery of the project.

Communicates project schedule clearly to subcontractors, owners, and internal team members.

Resolves construction problems, lack of productivity, work interfaces, etc.

Evaluates changes for schedule and cost impacts.

Timely schedules all the testing and inspections required to maintain efficient workflows.

Responsible for project mobilization, site logistics, site security, site organization, and site cleanliness.

Creates and maintains the appropriate storm water management plan.

Completes all field administration and documentation per Dohn’s systems. Including daily reports, equipment reports, progress photos, quality assurance tracking, time sheets, purchasing records, safety reporting, schedule reporting, etc.

Assists with submittal and shop drawing reviews. Communicates material needs to the project team.

Assists with the creation and writing of RFI’s with project team.

Oversees all self-performed activities. Responsible for requesting necessary manpower and equipment via Dohn’s systems.

Manages and oversees Dohn’s labor force when stationed onsite.

Responsible for ensuring proper usage of onsite equipment and reporting any equipment maintenance needs immediately.

Places top priority on jobsite safety. Has complete knowledge of Dohn’s Safety Manual and OSHA regulations. Creates and maintains project specific safety plans when necessary and performs weekly onsite safety trainings (Toolbox Talks).

Actively participates in all Dohn’s safety trainings, third party jobsite safety walks, daily safety walks, and completes required reporting.

Holds others accountable to safety standards, project procedures, and work rules.

Documents all safety violations per Dohn’s procedures. Recommends and implements corrective actions.

Actively participates in and/or hosts required meetings, including weekly OAC, monthly project review meetings, weekly subcontractor meetings, etc.

Ensures that as-built working drawings are maintained.

Manages project close-out process to ensure project is completed timely and understands the occupancy requirements of local jurisdictions.

Drives the punch list process to completion per Dohn’s process.

Supports warranty efforts on completed projects.

Provides management oversight over the Assistant Superintendent, trains the Assistant Superintendent to become a future Superintendent.

Other duties as assigned.

COMPENSATION AND BENEFITS:

$80,000 to $110,000 per year depending on experience.
