Job Description

Gray Hawk Land Solutions is currently hiring for the position of Right-of-Way Director. This is an in-house position with Gray Hawk reporting directly to the President. Duties will include but are not limited to overseeing all Gray Hawk projects and personnel throughout the organization, planning, scheduling, and assigning all activity to the Field Staff Project Team to ensure the successful completion of all right-of-way projects. The right-of-way Director must have a minimum of ten (10) years of relevant experience managing and executing large-scale right-of-way projects throughout the United States. These types of projects must include, at a minimum, pipeline, electric transmission, and renewable projects. Other factors such as education, additional work experience, and licenses or accreditations may be considered in determining the experience qualification as being met.


Job Responsibilities


  • Responsible for leading the right-of-way staff, developing and maintaining relationships with company clients, attending weekly meetings on the project level and internally, regularly interacting with clients, overseeing the quality control of all work staff work product, and weekly project reporting to the President.
  • Managing each project’s objectives and overseeing quality control throughout the project’s life cycle.
  • Collaborate with contractors to ensure corporate land acquisition policies are taught to, shared with, and adhered to by land acquisition teams.
  • Assist Community Relations teams and management with maintaining existing landowner communications via project updates, newsletters and meetings as needed.
  • Hire, manage, and engage with internal and external support/team members.
  • Work closely with the internal Title Manager, Documents Manager, and GIS Manager to meet all project needs.
  • Develop and maintain company processes and procedures.
  • Oversight and management of all company projects and personnel on a day-to-day basis.
  • Conduct weekly updates with management regarding priority tasks or projects and submit a weekly status report to maintain an up-to-date summary of project activities.
  • Gain trust and understanding to explain the benefits of projects to host communities.
  • Prepare cost estimates, including full project schedules, staffing requirements, labor costs, and acquisition costs for all potential projects.
  • Participate in developing market assessments and fatal flaw identification.
  • Conducts Stakeholder meetings, presentations and maintain relationships with Stakeholders throughout the land acquisition and development process.
  • Effectively delegate workload to their direct reports; and keep the Client informed of progress, difficulties, and successes.
  • Establish measurables and targets for each project that is clearly communicated to the staff on each project.
  • Experience with geoAMPS or Pandell Projects and ESRI GIS software is preferred
  • Work with a team of diverse experts to understand the drivers of a well-located transmission project (e.g., commercial, legal, environmental, etc.).
  • Manage tasks according to budgets and schedules.
  • Work hand-in-hand with the company Staff Recruiter to staff each project with the most qualified individuals.
  • The Right-of-Way Director is responsible for planning, directing, and managing all aspects of the execution of projects for the company from beginning to end.
  • Manage and lead efforts to obtain local, state, and Federal approvals.
  • Establishing and implementing a land acquisition strategy for new and existing projects within the company portfolio.
  • Set budgets and schedules for all projects and ensure they are met.
  • Project budgeting and scheduling are a must.


Required Skills


  • Experience developing and promoting fact-based recommendations to management for approval
  • Proven management experience is a must
  • A BS or BA from an accredited college program. Advanced degrees are helpful but not required.
  • Minimum of 7 years of direct management experience of a team of land agents
  • 10 years of management experience in developing and purchasing right-of-way on linear projects in electric transmission, pipeline, and the renewable and clean energy industry with a strong track record of success.
  • Solid understanding of the development processes for electric transmission projects and/or linear infrastructure
  • Task and detail-oriented
  • Law degrees can be a natural fit for the job.

  • Strong organizational skills and ability to meet frequently changing deadlines in a rapidly changing environment
  • 50% of the time is spent outside the office visiting project sites and stakeholder meetings
  • 50% of time is spent in the office environment, utilizing computer software/programs, phones, and general office equipment
  • Fiscal Responsibilities – Scheduling, forecasting, tracking, and reporting control of the land acquisition budget on all land acquisition campaigns
  • Ability to travel on short notice as necessary
  • Ability to work well in a small, nonhierarchical organization collaboratively
  • Ability to negotiate towards a long-term balanced outcome in the moment


Very competitive base salary plus a very aggressive commission structure commensurate with the level of responsibility with this role.
