Position Responsibilities:


Bidding / RFP Support

  • Assist Project Manager with estimate creation and project clarifications to ensure adequate scope/bidding coverage.
  • Review Construction Documents.
  • Create & Send Out Bid Invite.
  • Manage Subcontractor Response(s) and Maintain Bid Book.

Documentation

  • Maintain and update a complete Submittal Log.
  • Create RFI’s in a timely manner and distribute responses
  • Accurately document project issues in a timely manner.
  • Assist the Project Teamin generating meeting agendas and minutes.
  • Maintain Construction Documents throughout the course of the project.
  • Assist Project Superintendent with updating project schedule.
  • Review submittals for conformance to contract documents.

Commitment Management

  • Maintain open communication with all parties.
  • Reviews drawings & specifications in preparation of subcontractor scope.
  • Ensure Subcontractor's contract documents are accurate and up to date (COI, AWAIR, SDS)
  • Address schedule in Commitment Scope.
  • Assists in the preparation of subcontractor commitments.
  • Assists Project Manager in completing project buyout within 30 days.
  • Work with the Project Manager during the project buyout
  • Reviews commitment change order proposals for accuracy of quantities, conformance with contract documents, and subcontractor scope of work.
  • Handle conflict firm but fair and with a sense of urgency.
  • Work with Project Team to recognize underperforming subcontractors.
  • Gather pricing for Owner/Designer related and field-initiated change events.

Communication

  • Communicate with design team and subcontractors to identify lead times for materials purchases and track fabrication/ ROJ dates.
  • Understand and exceed client expectations.
  • Coordinate local city permit and utility company requirements with BDB, related subcontractors, and owner requirements.
  • Participate in (OAC) Owner, Architect, & Contractor meetings.

Site Assistance

  • Identify quality issues in the field and communicate them accordingly.
  • Keeps current on weekly job-site work activities.
  • Actively assists project superintendent with enforcement of site safety.

Project Closeout

  • Collect Subcontractor Closeout Documents (Warranty, O&M’s) & Prepare closeout documentation for the owner.
  • Work with Superintendent and Project team. Update and Maintain Punch List Tasks Completion.
  • Perform QA/QC pre-punch list walk thru with PM & Superintendent. Project Team.
  • Follow up with the accounting department to ensure all invoices are in the system and all final change orders are completed.
  • Work with PM and Accounting Department to ensure all change orders are completed and accurately entered into the system. As well as track missing subcontractor invoices and final contract letters.

Qualifications/Computer Skills:

To perform this job successfully, an individual should have knowledge of Bluebeam (or similar), Procore, Microsoft Office products such as Word, Excel, Outlook & Project, and a willingness to learn from others.

Education and/or Experience:

Four (4) year degree from an accredited university or college in a related field of construction or equivalent experience.

1-3 years of experience as a construction PE.

Multi-Unit Residential wood frame experience preferred

Supervisory Responsibilities:

This job has no supervisory responsibilities.

Physical Demands & Work Environment:

  • Regularly visit job sites in a vehicle often using these as a traveling office.
  • Work indoors in an office, or sometimes outdoors at a construction site.
  • Work somewhat close to other people, such as when sharing office space.
  • Exposure to high and/or precarious places, wet and/or humid conditions, and hot and/or cold temperatures depending on the weather.
  • Wear protective equipment (PPE) often when touring a construction site.
  • Sit for long periods of time.
  • Ability to adequately and physically maneuver a job site.
  • Are often exposed to sounds, noise levels, and conditions common to a commercial construction site.
  • Good communication skills.
  • Often work in buildings without heating or air conditioning, such as portable trailers or unfinished structures.
