Boulo Solutions is recruiting for a Maintenance Operations Manager for our client, a fast-growing property management company based in Birmingham, AL. The company currently manages approximately 1800 rental properties in North and Central Alabama as well as Chattanooga, Tennessee, with plans to continue expansion in new and adjacent markets.


The Maintenance Operations Manager will oversee the administrative office staff, moveout team, remote market leaders and technicians as well as billing, onboarding and oversight of internal and external vendors in partnership with the Director of Maintenance.

Pay: $50,000 - $60,000 per year plus performance bonus


The Maintenance Operations Manager will assist in maximizing Maintenance Department profitability and ARP occupancy BY:


  • Recruiting, training and managing Maintenance Department office support staff
  • Informing Investor Relations team on the overall condition of the property and coordinate resolution of outstanding issues
  • Ensuring that techs and contractors create and use the most efficient routes to maximize time efficiency
  • Communicating with tenants when necessary
  • Utilizing daily and weekly reporting functions to ensure all work orders are assigned and completed or closed out based on request
  • Facilitating team meetings to ensure cohesiveness and accountability
  • Recruiting, training and managing maintenance technicians for remote locations
  • Determining and resolving warranty issues
  • Ensuring that all accounts receivable and payables for all repairs are completed
  • Auditing quality monthly to monitor work output
  • Onboarding vendors and ensuring they meet insurance requirements
  • Ordering parts and supplies as needed
  • Utilizing daily and weekly reporting functions to report numbers and share data
  • Managing personnel (office support staff, vendors, and VAs) responsible by overseeing WO input, prioritizing and handling/closing each order in an efficient and timely manner
  • Overseeing inspection process
  • Hearing resident complaints and resolving them in the best manner possible
  • Following process and guidelines for large post sale repairs and owner concessions
  • Contracting vendors for work not performed by staff, and overseeing and approve all vendor work
  • Assisting team with complex orders or evaluation of large-scale renovations / repairs
  • Ensuring staff remains on schedule in preparing recently vacated units for new rental
  • Ensuring tenant WO requested repairs are completed in a timely and cost-effective manner
Requirements for the Maintenance Operations Manager position:


  • Ability to do on-call work as needed
  • Valid driver's license and clean driving record
  • 1+ years of experience in working in a maintenance position
  • Proven track record in confident decision making
  • Strong problem-solving skills
  • Ability to learn and adapt to new technology quickly
  • Ability to function well as part of a team and experience managing a team is a plus
  • Knowledge and ability to learn the process of the repair and maintenance of household appliances, plumbing, and lighting fixtures
  • Ability to travel to remote markets for tech and vendor meetings, review of work and working with market leaders.
  • Strong multi-tasking and organization skills
  • Ability to clearly communicate with residents, vendors, and co-workers in a friendly and professional manner
  • Ability to work in disagreeable conditions, both outside and inside, for extended periods of time
  • Excellent communication skills
