Position Responsibilities

  • Contacts borrower for any missing or unsigned documentation
  • Confirm credit card authorization has been received and is complete
  • Order Tax or W2 Transcripts after reviewing AUS to determine how many years to order.
  • Order credit supplements on all mortgages and anything else that LO says needs to be updated
  • Complete CIP form
  • Assists the MLO in co-managing the pipeline for current closings.
  • Request Condo/PUD questionnaires, budgets, insurance, etc.
  • Follows up with borrower to obtain signed application and supporting documents
  • Reviews application and disclosures for completeness.
  • Order other verifications (VOD, VOR/VOM)
  • Order SSN for FHA or VA streamlines
  • Order updated HOI – check renewal dates, dwelling coverage amount. Make notes for the processor. If the renewal date is close, request that they send the next year when available. Get the replacement cost letter when necessary.
  • Make note of discrepancies and notify MLO and Processor of potential issues
  • Review income documentation and loan application to determine what kind of VOE to order (verbal or full)
  • Reviews and analyzes all income and asset documentation to ensure the documentation supports the data in Encompass
  • Order Title
  • Complete CD page 5
  • Reviews borrower supporting documentation to ensure completeness and accuracy.
  • Order Appraisal through correct portal
  • Order CAIVRs for FHA and VA
  • Works with MLO regarding missing/requested items.
  • Order Work Number or other employment verification including 3rd party verifications
  • Acts as a liaison between the borrower and the processor to ensure all items from the documentation list are received and are accurate.
  • Updates conversation logs in Encompass
  • Complete VA screens in Encompass (next living relative)
  • Discloses loan accurately and completely sending application package to the borrowers for signature.
  • Update disclosure tracking screen for Intend to Proceed
  • Order payoff on refinance loans

Minimum Education & Experience

  • Recent experience in the mortgage industry as an assistant, loan processor or loan officer is required.
  • Must have knowledge of lending terminology and the ability/experience speaking with borrowers regarding lending requirements.
  • Proven customer service ability is required.
