Position Summary Information

Primary Purpose of Organizational Unit
Building Services provide full maintenance and repair services for all UNC facilities and ensure the proper operation of those facilities in support of the UNC mission of teaching, research and public service. Building Services supports more than 300 campus buildings with more than 18 million gross square feet of space. The teams that provide quality maintenance, repair and construction services that support the teaching, research, and public service mission of the University include Campus Maintenance, EMCS, Facilities Operations Support, Housing Support, HVAC Systems, Life Safety Services, and the Office of Waste Reduction and Recycling.

The HVAC Auxiliary Shop 2nd Shift is a unit of Building Services that operates, maintains, and improves pumps, fans, compressors, motors, air filtration systems, fume hoods, and air handling systems. These diverse systems serve a variety of facilities including classrooms, auditoriums, offices, kitchen/dining areas, parking decks, arenas/athletic venues, laboratories, clinics, surgery suites, clean rooms, data centers, museums/repositories, residence halls, and vivariums. These customers depend on the Auxiliary shop to provide safe, reliable, comfortable, and efficient HVAC operations to achieve UNC’s many missions.

Position Summary
Performs preventive, predictive, and reactive maintenance on complex refrigeration equipment supporting an invensive biotechnology/life sciences research and health care campus. Systems supported include DX units, environmental chambers, walk-in coolers and freezers, air dryers, ice machines, packaged units, CRAC units, dehumidification systems, refrigerated scientific equipment, ultra-low and cryogenic equipment, small chillers, and hot water and steam boiler systems. Tasks include troubleshooting complex control circuits, replacing compressors, repairing refrigerant leaks, replacing fan/blower motors, changing out various refrigeration mechanical and electrical controls, and maintaining EPA refrigerant management logs. Additional work includes maintaining and repairing complex boiler systems, calibrating boilers to run efficiently, and preparing boilers for state inspections. Performs some equipment replacements and installations, and may work on construction or renovation projects, providing written comments that may not meet plans, specifications, codes, or guidelines.

Minimum Education and Experience Requirements
High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification. Optional Guidelines: experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.

Required Qualifications, Competencies, and Experience
Skills in preventive maintenance, troubleshooting, and repair complex environmental chambers and systems, variable refrigerant flow equipment, boilers, chillers, large DX systems, mission critical cooling equipment, and general industrial HVAC equipment; ability to diagnose complex system-wide issues affecting critical research, health care, teaching, and public service operations; and clean coils (including mold and algae,) recover refrigerant, change refrigerant compressors, replace belts and motors, replace electronic refrigerant metering equipment and associated PLCs, and diagnose equipment problems with minimal down time.

Knowledge of air conditioning, refrigeration, steam, chilled water, lubricants, natural gas and propane fueled equipment, compressed air and air drying equipment, single and three phase electrical power, air handling and distribution, fluid flow, heat transfer, sound and vibration, thermal comfort, indoor environmental health, air contaminants and odors, energy use, and duct and pipe design and sizing is required. Ability to read and interpret mechanical and electrical diagrams. Must possess computer skills to operate the Computerized Maintenance Management System.

Ability to serve as a mandatory employee and report to work in support of essential University operations, even when adverse weather or other emergency conditions may require the University to close.

Ability to work in active high containment labs which requires a baseline blood draw, a physical, and vaccines as well as annual medical certification, respirator fit testing, and training. Entry into such labs requires escort from Environment, Health, & Safety, respirator use, safety attire, and possibly shower in/out.

Ability to work in health care facilities, with requirements including vaccines (currently varicella or chickenpox, influenza, and COVID-19,) tuberculosis testing, and overall medical certification.

Ability to serve on-call duty on a rotating basis, including nights, weekends, and holidays. While on call, this position will be responsible for more equipment.

A valid North Carolina Drivers License is required.

Requires EPA universal refrigerant certification.

Preferred Qualifications, Competencies, and Experience
Experience in troubleshooting and repair of large DX and refrigeration equipment preferred. Experience in variable refrigerant flow systems, environmental chambers, DX zone systems and controllers, dehumidification systems, boilers, refrigerators, ice machines, and large capacity air dryers is also preferred. Knowledge in electrical, plumbing, and equipment installation. Licensure as a refrigeration contractor, heating contractor, certifications in ultra-low temperature refrigeration equipment is preferred.

Required Licenses/Certifications

Special Physical/Mental Requirements
Ability to move objects weighing up to 65 lbs., and large equipment with hand trucks or general material handling equipment. Ability to work from ladders for extended periods of time, work outside during adverse weather conditions, and wear a respirator and other required PPE such as safety shoes, eye protection, and arc flash safety gear.
