Tetra Tech currently has opportunities for a full time Appraiser Assistant to work in Guaynabo, PR.

The selected applicant will perform field assessments of residential properties, research comparable properties, and other necessary tasks to assist in the preparation of Appraisal Reports.

This is a Section 3 eligible job opportunity. We encourage applications from individuals who are low income and/or living in Public Housing. Individual - CDBG (pr.gov).

Roles and Responsibilities:

  • Participate in team meetings and ongoing training
  • Occasional review work and perform other inspections, such as HQS and Property Assessments
  • Assist in the completion of residential property appraisal reports for family residential real estate properties in compliance with Uniform Standards of Professional Appraisal Practice (USPAP) guidelines and federal and state appraisal laws ensuring exceptional quality and credibility of appraisal theory and methodology governing the residential real property
  • Evaluate properties to establish market values and property ratings using internal and external sources
  • Additional duties, as assigned
  • Document procedure and backup data
  • Keep abreast with all current regulations, standards, and best practices
  • Make on-site visits, inspect the property, and interview clients
  • Use a computer to track time spent on projects and for reporting expenses for reimbursement
  • Write clearly and use a computer, such as a field iPad, for capturing field notes and communicating with co-workers and supervisors
  • Work with and regularly communicate with colleagues and take direction from a supervisor, and project managers

Qualifications:

  • A self-starter mentality and experience taking ownership of projects with limited direction
  • Strong analytical abilities and customer service focus
  • Bachelor’s degree in real estate, Finance, Accounting, or a related area is preferable
  • Proficiency with ArcGIS Online, Microsoft Office 365, and Adobe Acrobat preferred
  • Must possess a valid driver’s license with a clean driving record without restrictions
  • Excellent time management and organization skills, as well as the ability to execute multiple projects with overlapping timelines
  • Market knowledge of residential asset types
  • Written and verbal Spanish and English proficiency
  • Ability to thrive in a low-ego, highly collaborative work environment
  • State licensure is preferable
  • Candidate must be in good physical condition, able to carry up to 35 lbs. while walking and possibly hiking, bend, lift relatively heavy loads, and tolerate some weather extremes (heat and cold)
  • Ideally, 2+ years of experience assisting on producing appraisal reports
  • MAI licensure is preferable
