JOB SUMMARY: The Land Search Function is responsible for the creation and maintenance of a land database that will track new land opportunities for the Division. The Land Search Function will assist the Land Acquisition team with the analysis of new opportunities and the creation of a Land Search Strategy. ESSENTIAL DUTIES AND RESPONSIBILITIES:

• Assist the Land Acquisition team with the analysis of new opportunities including: CMA's, financials, and building permit analysis.
• Track competitor locations, product offerings, price points, and acquisition costs. Provide market information for the creation of the strategic marketing plan, business plan and business plan updates.
• Identify new land purchase opportunities using GIS (Geospatial Information Systems). Integrate the mapping information into a database and manage the database to track new land opportunities. Facilitate contact with land owners on potential land deals identified in this manner.
• Create and update CMA's for existing communities, and identify potential value opportunities or issues.
• Facilitate various administrative land processes, including escrow coordination and letters to title.

EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS: Education/Certifications/Licenses

• Bachelor's Degree required. Preferred major in Business, GIS systems, Engineering, Planning and/or Finance within the real estate or homebuilding discipline.

Experience

• Market research experience helpful
• 1-2 years of residential or commercial land acquisition experience helpful

Knowledge, Skills & Abilities

• Knowledge of GIS (Geospatial Information Systems) and simple database management

Work Requirements

• Strong organizational skills; able to handle multiple deadlines and create functional systems for handling data
• Must be proficient in GIS mapping and Microsoft Suite (at least intermediate level). Advanced Excel Skills required
• Action oriented, with the drive to push projects to successful closure
• Strong ability to work within a team setting, inclusive of other's ideas
• Strong verbal and written communication, with the ability to take complex concepts and communicate succinctly and accurately
• Strong technical and analytical skills

COMPENSATION AND BENEFITS:

• Bonus: This position is eligible for an annual discretionary bonus
• Base Salary: The expected base salary range for this position is $50,000-65,000 per year depending on experience, paid semi-monthly.
