Global Workplace provides world class real estate strategies and operations that enable and inspire Hewlett Packard Enterprise (HPE) employees around the world. Global Workplace is accountable for all corporate real estate functions at HPE including developing and implementing HPE corporate real estate strategies as well as managing all HPE workplaces delivering modern, flexible, and sustainable workplace services in supporting our complex and multi-faceted corporate real estate portfolio.
The Business Relationship Manager for HPE Pointnext Technology Services is the key Global Workplace liaison for this organization with accountability for leading the identification and development of real estate portfolio optimization alternatives to create competitive advantage for this organization. The BRM is a key advocate and communicator between this organizations and the Global Workplace teams with accountability to influence the creation of labor/location strategies, specific real estate projects that enable the business and development of policies impacting your supported business organization. This role will work closely with the business partners to drive the real estate aspect to enable critical margin improvement initiatives, revenue growth, and cost reduction opportunities for this business.
This role defines high-impact, long-term (i.e., 2-5+ year horizon) business strategies at the corporate, business, and/or regional level. Partners with Pointnext business team to identify existing operational and new business opportunities, including market development, investment prioritization, support for Mergers & Acquisitions and other growth strategies that impact the real estate portfolio. Monitors external factors during strategic development, including market forces, macro/microeconomic factors, and competitive implications. Works with and manages cross-functional project teams. Conducts rigorous, data-driven analyses to diagnose the current state and model future outcomes for business and real estate performance. Develops recommendations for senior management based on competitive market, financial, statistical, and economic trend data. Manages corporate strategy initiatives and participates in communicating the strategy to the client organization.
Responsibilities:
- Collaborate across businesses, functions and regions to align strategy and direction with corporate and business segment approaches, systems, information and support.
- Develop recommendations for optimizing business and financial performance including how real estate savings can be reinvested into Employee Experience programs and other business needs.
- Collaborate on the development of project guidelines, contingency plans, objectives, and deliverables.
- Understand trends and best practices in real estate and workplace experience and incorporate into relationship management practices and recommendations.
- Advocate for HPE by educating your business partners on their real estate portfolio and the financial impact of real estate decisions.
- Demonstrate high level of maturity and sensitivity in handling company confidential information.
- Consult with business executives on a wide range of issues related to the strategy formulation process, including risk management and new growth opportunities.
- Structures analytical approaches and develops project strategies and tactics.
- Expert with large, cross functional teams and communicate effectively to facilitate projects and ensure timely delivery on business partner needs.
- Promote thought leadership and contribute to expanding the knowledge base within area of expertise which includes developing new methods, techniques, and criteria for developing strategic analysis and recommendations.
Education and Experience Required:
- Previous relationship management experience is preferred.
- Bachelor's Degree required.
- Previous financial background and ability to understand business financials is required.
- Strong written and verbal communication is required
- 5+ years’ experience in real estate, facilities, finance or business management fields that are readily adaptable to relationship management.
Knowledge and Skills:
- Ability to identify and draw on leading edge analytical tools and techniques to develop creative approaches and new insights to client issues
- Knowledge of and ability to manage statistical analysis and financial modelling including experience in economic cash flow and accounting P&L financial analysis to communicate the impact of location decisions on the company’s P&L and Balance Sheet
- Demonstrated ability to link strategic direction and tactical actions to achieve desired results
- Demonstrate outcome based approach with accountability for results and timelines
- Expert communication skills, especially with senior leaders – demonstrating flexibility, cultural sensitivity and differences in business approaches and individual styles
- Ability to build strong relationships and effectively influence across a diverse global organization including partnering and consulting.
- Ability to communicate abstract ideas clearly and independently
- Ability to prioritize and solve multiple complex strategic projects, programs and activities and adjust to rapidly shifting circumstances
- Leadership skills, including team building and conflict resolution
- Business acumen, technical knowledge within multiple business units and extensive knowledge in applications and technology
- Ability to independently draft and present client deliverables, recommendations, and communications strategies
- Project management skills, including project structuring and managing multiple work streams independently.
