A DAY IN THE LIFE AS A PROPERTY MANAGER As an Affordable Housing Property Manager, you oversee day-to-day operations, ensure compliance with all HUD programs and low income housing tax credit (LIHTC) regulations, manage revenue, and facilitate community and resident relations. You are a strategic problem solver. The buck stops with you. Some might find it stressful, but you thrive in this fast-paced and unpredictable environment. You are proactive and enjoy coming up with ways to prevent problems before they happen. You monitor resident satisfaction to ensure a positive living experience. You definitely have your share of paperwork to complete, but you enjoy the frequent interruptions and opportunities to interact with a variety of people. With attention to detail, you ensure budgeting guidelines are followed and prepare weekly and monthly reports including petty cash variance, leasing, renewal, tenant income certifications, financial, market, and payroll reports. You maintain expert knowledge of the property, community, and competitors, evaluating financial performance and seasonal trends in order to identify and implement solutions. You market the properties in order to fill vacancies quickly and maximize retention rates, ensuring that everything is handled according to federal, state, and local laws and regulations. Using your fantastic leadership skills, you build, inspire, and direct a team that works together toward goals. You also get to physically walk and inspect each community on a regular basis to address issues and ensure that everything is up to our high standards. Your excellent communication and interpersonal skills come into play as you interact with residents and collaborate with other staff and regional managers. You are always courteous and professional in all your interactions. You are never bored! You take pride in providing well-managed living arrangements for the tenants while maximizing profits for the owner. QUALIFICATIONS FOR A PROPERTY MANAGER Previous experience in LIHTC property management involving multi-family housing facilities Basic math skills and understanding of accounting principles Proficiency with Microsoft Office including Word, Excel, PowerPoint, and Outlook Proficiency with property management software packages (such as Entrata, Yardi or Realpage) Ability to read, write, and speak English fluently Leadership experience that included establishing goals and expectations while managing performance and providing guidance Must successfully complete regulatory and job training requirements Two years of affordable housing compliance experience in the industry is preferred.
